Have to move quickly

We signed up for the Villas at Wilderness lodge last week Wed. but now I am wondering about the resale market. Where do I look and who should I contact to look into this. Everything is set for us to close so I don't know if I even want to mess with this but it seems as if you get more value with your points at Boardwalk. If we stay with the VWL and want to book at the boardwalk, will 7 months in advance be enough time or are they usually sold out. We like to travel to Florida in January.

I don't think you will any trouble booking BWV at the 7 month window for January. Unless there is some special event (WDW marathon?), it is a typically slow month.

I don't agree. January is a low point cost time. More and more people are realizing the benefit of going in the off season with DVC. Less crowds, less points, more discounts. I called about two months ago and asked for s studio any view, any weeknight, just one night. They said there was no availability at all. They had about six nights to chose from at OKW, so we went with OKW.

I also agree that you are getting a lower value for your points when using them at VWL. SOme people may prefer the VWL and its worth the lower value to stay there, but you are definitely getting a lower value for your points when staying at VWL.

I think that a resale for the same price you paid for VWL would be a good deal for you if you intend to stay at BWV. Anything less then $72 per point final cost can be considered a bonus. The places recomended above just about fill out the list. If you call all of them, give them your desired package and wait, I bet that it won't be long before they call you with the perfect package for you. I am also sure that you will be MUCH happier owning where you plan to stay.

Hi Susan! Well we're going through the same thing here- I called A time share's Jaki A. who was highly recommended on this board her # is 888 345-2622 (you can call her day and night as she works out of her home) she is very helpful and low pressure- she put me on her list maybe 10 days ago and has called me with two different offers- one which we're seriously considering. I also spoke with Pat at The timeshare store # above and she called with an offering also. So you see it doesn't take long for a resale. both are pretty good deals with points from 2000 use year included. I checked the TImeshare user group(TUG) today and nothing was listed there, ditto for Florida classifieds link. Your lucky in that you've made the most important decision- to purchase- my hubby is being very wishy washy!So now decide: do you care where you stay? BW does appear difficult to get into- and keep in mind , with a resale the earliest you can make a ressie is in 4-5 weeks when you close. With Disney it's right now( or 11 mos out) so for a jan stay you would be booking in next couple of weeks.Boardwalk is a choice of convenience in transportaion to MGM and Epcot- Which park do you spend the most time in? Wilderness Lodge has a wonderful atmosphere- I wouldn't feel that you are geting less value there. OKW is certainly the place for value.Sorry I'm rambling- I hope my experiences will help you in your decision. Now if we could work some Disney magic on my DH!

For a one night trip with me and my daughter alone, it would have been fun. I can afford the tipping for parking. The tiny room wouldn't have been too bad for one night. The dramatically higher point costs wouldn't be too bad for one night in a studio. For one night, I could deal with the loud hallways and rowdy boardwalk.

We had fun!!!

To get back on Thread, I don't believe you will have ANY problem booking BWV at the 7 month window for January. You may not be able to reserve a standard view (less points) or a Grand Villa (lotsa points), but a good number of fine studios, 1-bdrms, and 2 bdrms should be available.

Rich is correct that you may have trouble booking 2 months out, but you might always try to have yourself wait-listed for your desired dates.

But, if I may steal a quote from Rich:

"Buy where you will stay"

If you absolutely, positively want to ensure that you can get a BWV standard view studio during the month of January - Buy at BWV

Back to the original post, just be aware that you only have 15 days from the day you purchased to back out, so you are under the gun. Buying from Disney has its benefits--no closing costs, easy financing, and loan will be for a real estate interest and thus interest will be tax deductible. Resale will provide lower price, but if you need financing and cannot do a home equity loan on your existing home, you will likely end up with a loan at a rate higher than Disney's and without the ability to deduct interest. You also pay closing costs unless you negotiate otherwise. In other words, in doing a resale you have to look at the true overall price in the long run as compared to Disney's, because simply having a price that is cheaper than Disney's per point price does not necessarily mean your resale will be cheaper in total cost.

Having said that, I agree that BWV is the better resort for the same number of points; some may believe otherwise. However, on this one Disney itself seems to agree--for regular rentals Disney's rate for BWV units is higher than the same size units at VWL. In any event, it is better to buy where you plan to stay the most and not try to depend on the 7 month window all the time.

I believe Disney has already lied...er I mean stated why the points are so high. They said that it was because of the higher construction costs.

Funny, seems to me that when people realize the higher value they get for a point used at BWV or OKW, that 7-11 month window is going to be more and more important. Of course, there will be those that so prefer the VWL resort that they don't care that they are getting a lower value for their points.

BCV is going to be interesting. I expect the points to be actually higher then BWV, if that is the case, they are going to have to offer more value somehow....maybe have unts that size of OKW....but we have had reports of drawing that show the BWV/VWL size units at BCV. If the construction costs were higher at VWL, the BCV will be even higher and, according to Disney stated logic, demand an even higher point schedule.

If that is the case, and the rooms aren't substantially larger then BWV, that is going to be a real tough sell. There may be fewer BWV resales to compete with BCV, but OKW resale points will give the same value as a BCV point when it is used at BWV....only it will have cost less dues.

Interesting, we will have to see...anyone got any definite word on the size of the units at BCV???

I read that they paln on using the same type of room plan the only difference will be the decor. Including no Grand Villas in any new DVC built which will put more of a demand on the Grand Villas already.

What you like has EVERYTHINGto do with where you buy. Personaly, the boring, over 55,in by 8:00 crowd (just kidding ...kinda) does not appeal to me. The WLV are not by cup of tea either (out in the middle of never never land). I like BWV and I usually stay there.
