Hello all. Need another thought partner on this one. Looking at potentially buying direct at GF. Spoke to a DVC rep and the price is currently $217 pp. They have some incentives and one option is they give you this years points and will buy them back at $22 a point. On 250 points all in (not including closing costs) it comes out to be $171.98 pp. I’m shocked bc this seems fractionally higher than resale. We are looking at this and Poly resale. Torn and need some perspectives. Thanks

For current members, 150 pts at VGF, after Magical Beginnings, comes out to $161/pt.

For new members be sure to get a referral credit (check the thread for that) to help lower it by $500.

The direct deal with the buy back is really good right now. Also if you have a reservation currently for a Disney hotel, they will give another discount. Then you can get a referral discount if $500 if someone refers you. Additionally don’t overlook using your credit card to get rewards points on the large purchase.
 
Yep it’s an unbelievable deal honestly. I bought 150 points for less than current listed 2042 resale contracts!

If you get an Oct or Dec UY, you’ll get 2022 points that they’ll buy back, then get the new allotment the first of whichever month you choose only paying 2023 dues for 3 months or less. Also, if getting 250 points, break them down into two 125 point contracts. Better value at resale

Looking at resale for VGF, contracts at/above 150 pts are going from $150 - $190 with most at/above the available direct price ($161/pt). You could pay more to get resale over direct for many of those or at best maybe save $2K-ish on resale. It's a pretty compelling case for VGF direct right now with marginal savings going resale on VGF at the moment.

250 points would be $46,995 + closing - $5,500 for Magical Beginnings (sell back current UY points). You would be looking at $41,495 so $165.98 per point. What PVB resale contracts are you looking at?
 
I know you can’t quite compare but I’m saying roughly for me a $30 pp spread Grand direct vs Poly resale
Yeah not really a fair comparison, however, I still think that even with that comparison, it’s not as high as $7500. Remember buying direct gets you access to ALL Disney resorts, current & future (resale limits you to the OG’s), AP discounts, member events, lounges & more.

If those aren’t of great importance, and resale saves at least $5k (apples to apples comparison), then buy resale

It's not a guaranteed benefit, but you can easily save $300+ per person on an AP renewal if the Sorcerer Pass interests you. That combined with dining discounts and membership extras would tip the scale for me compared to PVB resale. I also prefer VGF overall to PVB so there is also that.

Welcome Home is a promotion if you have a current trip booked anywhere related to Disney. DL, WDW, Aulani, DCL, etc all count. Dream it Forward is a referral program. There is an entire thread dedicated here where owners post to offer a referral. @LittleBitGoofy and @Straulin mentioned the $500 that comes from Dream it Forward. Don't leave money on the table because your guide didn't provide all the options available. Smart to come and post here!

I think it's an OK deal, better than average. For me it was important to get something fully loaded. I knew I had dates coming up so those points were equal to cash. So if I were to value my banked points at 22 per point per year my resale was closer to 127 per point and I was able to right size my contract. But then again direct you'll get member benefits, so if you get annual passes every year for 4 people for 10 years and discounts excel spreadsheets already this is too much math and I'm glad I'm not you right now.

Disney wanted to make sure the resale market remembers who sand box they are in…..

That with a reminder the ROFR is still a real thing…..

But YES, it is an amazing deal….

I bought RIV over 2 years ago at 180 with the prior years points. So may also be a way for Disney to sell point and combat inflation.

I have made the point in other threads, and and I’ll make it here again…..

If the difference between direct and resale is 20 dollars per point (hypothetical). It does not make sense to buy resale…..

Annual passes alone made up the difference for me this year….. alone

And over 40 years .50 a point, per year to make sure you can use the points where ever you want I pretty simple math.
 
To me, it would be worth it direct to get at the price level you currently can.

One thing we are still waiting on is whether the new Poly tower is going to be part of the e current PVB or a new association.

If it ends up new, with restrictions the PVB resale points won’t be elgible there. Not sure if that is important to you or not.

At least with the direct, you know you have access to all resorts, now and in the future.

Temporary Sidetrack:

Just a note that AP's are not guaranteed as @PolyRob stated. To expand: we've just gone a couple years without them until they came back earlier this year. Currently, there is not a discount on the AP, just the ability to buy the Sorcerer's Pass (the old Gold pass, I think) instead of whatever it is they are calling the Platinum Pass now (which anyone can buy, you don't have to be DVC or FL resident). Prior to the pandemic, we used to get a discount on various APs (including the best, back in 2012 when they sold Premium Annual Passes - that included golf, waterparks, etc - with no blackout dates - for $399 per person).

In mid-2019, right before the pandemic, the Platinum Plus (which included golf at Oak Trail, waterparks, etc.) was $999 for DVC, but $1219 for general public and the regular Platinum (without the other) was $899 vs. $1119 for the general public. The Gold Pass (which is somewhat analogous to the Sorcerer was $699 for DVC members and FL residents only).

As you can see, APs have gone up tremendously. The Sorcerer is now $969...

Anyway, if you have a high point total and travel to WDW multiple times a year (or if you just stagger visits like early July one year and late June the next) you can see where an AP is worth it. That said, we discovered something during the pandemic, in that what the pandemic did to us is move us to use points elsewhere (we went to Aulani in 2021, 2022, and 2023!) and now we don't see ourselves going more than 2 years without going to Aulani...

Now back to regular programming... :)
 
I don't see this mentioned, but when you purchase resale aren't you buying the remainder of the contract? Therefore it's not the full 50 years, and why the price would be lower. Along with not getting the perks others have talked about.

All contracts for each resort, direct or resale, expire the same year. No difference in duration.
