After all the reading and info from everyone on this site I'm finally taking the plunge. Saratoga springs, 160 point December use year, $50 a point Dec 11 - 129 points and dec 12 - 160. Splitting 2012 mf. Paying full closing. I think it's a great deal. Opinions?

I think it's very good, also because you'll split the MF, in many offers I've seen if the buyer gets 2012 points, he pays the MF.
In the rofr thread I've seen some deal even better, but the majority are for an higher price than yours.

judging by what i've seen on other dis threads, you got a very good deal.

I'd say less than 10% of closed deals paid less than $50pp, and even those are generally with a stripped contract.

I am sure this doesn't mean much, but we bought a 200 pt SSR contract for $50 a pt in August and it passed ROFR - hopefully that means yours has a good chance too!

Just curious whether that was for a contract that has a 2042 expiration or 2057? Also, did you initially offer a lower amount? I am considering doing the same and trying to better understand the resale process. Thanks!

It expires 2054. It took about five minutes after i offered and I got a call right back saying it was accepted.

Just wanted to add that I was working with Sharon from Fidelity and she has been great through this. Another offer fell through that I was working on with her so she told me about this one I am currently in contract with. Fingers crossed for ROFR.
