GFV resale odd numbers

It's amazing, everyone on the Internet either overpays or underpays depending on where you are getting your numbers. But nobody ever loses money in Vegas.

There's a fair chance that some of the people who bought resale that high may not have been aware of the incentives that are going on or about the Magical Beginnings incentive.

More seriously, I see this as pretty good evidence of something I say all the time: DISboarders are in no way representative of the average DVC buyer.
 

While I can see where it doesn't make sense to everyone, there may be good reasons. If you already have member benefits with another contract AND you don't care about using the points at Riviera versus the others, or say only want to use it at VGF - then why not buy resale, even if it "only" saves $20-30 a point. It's easy to forget that once you have that base points direct. (Or in my case pre-removal of the benefit.) there's not much reason to by direct for benefits. It's why I tell people if you really want the benefits buy those 150 pts direct, then go to resale.

I tell them just the opposite. If you want say 250 points total. Get the resale contract first so 1) you can pick the use year and 2) you get the member add-on pricing when purchasing direct.

And then find some member that will give you a referral so you get the Dream It Forward.

Unfortunately, DVC direct is usually an impulse/emotional purchase for most people. So, they don't maximize their savings.

Yeah, the price alone and no dues for several years is crazy... but 3 days from offer to points in contract...plus banked points in every year (how could you possibly even manage that many banked points every year?) :rotfl2:

Does Dream it Forward work if you are already a resale member? Doesn't seem like DVC would offer a referral program to someone already eligible for member pricing. I've never seen a DVC Explorer chart for current members with Dream it Forward.

How much is DIF? The "Welcome Home" credit is $1500 currently at Riviera (for current members...I'm about to add on:o).

The Welcome Home incentive is $1,500 for current members and $1,000 for new members. Dream it Forward gets new members that extra $500.

Didn't you already receive Welcome Home on VGF? Welcome Home is limited to 1 per member even if it's a different resort, deeded differently, and/or UY.

Yes you are correct! Perhaps it's because of the upcoming member cruise? I think that's what my guide told me but I didn't really challenge him on in. Since your post, I went and read the fine print on the offer sheet. TLDR: no mention of limit on the Welcome Home Credit.

Here is the fine print on the offer sheet: Offers above require Members attend a Resort sales tour telephonically, online, or in person (“Tour”), and buy an ownership interest with at least 150 Vacation Points in Disney’s Riviera Resort. Purchasers are required to pay annual dues on the total number of Vacation Points received with this offer for the life of their contract. Vacation Points values are based on the current per-Vacation-Point purchase price of $217 and will be reflected as a credit on the Purchase Contract. Developer Credits expire and all Tours must be completed by September 8, 2023. If Tour occurs on or after September 4, 2023, offer expires 5 days after Tour. Welcome Home offer expires at Member Cruise debarkation, or 5 days after initial onsite interaction, whichever occurs later. Other offers may have different start/expiration dates, may be limited in quantity, and/or may have residency requirements. Artist-signed travel posters are limited to one per Membership and fulfillment will occur during the September 2023 DVC Member Cruise, exceptions may apply.

Ok, maybe the cruise makes the offer different?

When I inquired about two 150 point sales each with Welcome Home my guide said it wouldn't even matter if one had already closed. He said that Quality Assurance would flag it and not allow the contract to go through. I believe others have also had the same issue like @achinforsomebacon getting a promotion for 300 points and 150 points separately and only one Welcome Home promotion. Three 150 point promotions with Welcome Home would be the clear winner, but was not a possibility.

💯 percent my experience as well with Magical Beginnings with two 150-point VDH contract tranches (three 50-pointers) which had to be separated by 1 month because I wanted one with and one without MB. My Guide mentioned that my request almost broke QA’s computer system.

I ended up taking the rent/transfer route making just a $1-premium with the MB-less points.

For the Welcome Home Credit, a buyer needs to just be able to show they talked to a guide recently around the time of a stay on property (or cruise).
