I am thinking they will price it around $185. AKV is, what, $135? And BLT is $165? Before we know it, they'll have GFV up to $200. Crazy!!! When we bought OKW resale in 2006, SSR was just under $100 (with incentives) and we thought that was crazy...hence we bought resale OKW for about $76.

SSR was $99 just last year, no?

And yes, I also agree that GFV will at least be on par with BLT pricing, and only for a limited time.

Aulani started at $120 with different incentives in place simultaneously depending on where you were buying, i.e., cruise ship, after attending the preview, direct from DVC sales office (which I thought was stupid). I *think* that the lowest starting price (w/incentive) for Aulani was $104/pt or so. That was just 2 years ago. Someone correct me if I'm wrong.

$180 imo would be just crazy for them to do. Start it $140 or less to get the ball rolling and see how to adjust. I don't care what anyone says. They don't want to have to lower it to get people buying. The economy might be better but it sure isn't good yet.

DVD is looking for maximum net return, and has lots in the pipeline after GFV so my guess is that they will create exclusivity by higher per night room point requirements and keep the per point in the 140 to 160 range with incentives for current DVC owners to keep point sales brisk, since the property will likely be fully built out by the end of 2013.

You have to consider some key variables. First, BLT was the second DVC resort to open in 2009, and the first, AKV, was not selling well from the get-go. When you also consider that the worldwide recession was in full effect, I would imagine that whatever they started selling BLT at was less than what they anticipated when they broke ground years earlier. If BLT was to open today, it would start at a much higher price point than where it was 3+ years ago simply on the back of a much stronger economy.

Another key factor is the supply. BLT is more than twice the size of GFV. GFV will reek of exclusivity, with the limited number of villas being a key selling point.

In my opinion, the current pricing for BLT is ultimately intended to align with the GFV pricing. I can't imagine they'd start GFV at a LOWER price than BLT. I'd personally be shocked if the starting price isn't higher than $165, maybe even $180, with incentives to bring it down to the $165. They are not going to compete with BLT by providing a newer, cheaper monorail resort at a lower price. Just as the GF is the "jewel" of the Disney resorts, they will be sure to promote GFV as the jewel of the DVC system and the pricing will be structured accordingly.

I personally do not see a scenario in which GFV is anywhere near the $125-$135 (with incentives) that has been mentioned. I also don't agree with the notion that they would start low and raise it quickly if the sales are brisk, but wouldn't start high and lower it if the opposite happens; they really don't care about perception, they want to make the most money possible and they know that if the price is too high and they lower it there will eventually be buyers.

Makes sense. Thanks for the breakdown. I personally would never pay current BLT prices so definitely won't be buying GFV, I just find it interesting. Also, if they have GFV plus BLT and then do Poly DVC as rumored, you would think this would be a strain on the monorail. Wonder if that will have to be upgraded as well.

Maybe, but in 2006 SSR was the newest DVC out there and when we were looking I remember it being around $95 with the incentives...and then I remember it going up to over $100 before AKV/BLT started selling. It's currently $110 (they couldn't go up too much since there is so many to sell there...too many). AKV is $135 and BLT is $165...they will price GFV higher (I still think $185 and maybe give incentives to bring it down to close to BLT's price). I just can't bring myself to EVER pay over $100 (though I have no interest in GFV anyway)...just seems crazy. Who is paying $165 for BLT (now BLT, I'd like to own...but not at that price)?

I don't understand why everyone thinks GFV point price will start higher than BLT? BLT started at a lower price for the first people who bought correct? It took years to get it to the current ridiculous price of $165. We bought for $120 with incentive in 2010. I thought people who bought when it was first opened only paid somewhere around $100? DVC has a history of opening new resorts at the same PP price as existing resorts in active sales. They often increase the price a few months before, open at the same price first for existing members then for non members, then followed by a price increase. For points, I think it's safe to assume that the same type of unit will be the same as BLT.

The DVC person at the BW just told DH they haven't decided on the interior and won't be opened until 2014!. DH went to ak him if the models were opened yet.

This contradicts what Claire said during the condo meeting. I posted a link to the picture of the model that they showed (posted to twitter by Tim K) in post #9, and she said it was on schedule to open in the Fall of 2013.

A model room will probably not open until they are ready to start sales. They are still working on getting the property registered so they can't even offer it for sale yet.

I believe the model is done, they just won't open it until sales are ready to start.

I'd like to see some changes from the picture of the GF from an earlier post; it looked a little to grandmotherish for me.

Decor can change but the model room will tie their hands in areas of importance such as the level of amenities.

My prediction is the same (or nearly so due to balancing) for the same unit type and view compared to BLT but we'll see. It certainly won't be less and they may not offer standard view options or even have view designations. I'd predict there will be no more than 2 view type there.

I think having a standard view will be a big incentive to buy there. Atleast it will be for me. We stay in 1br's now so that would be a big selling point for us. Otherwise a waitlist and some luck will have to be in order for us. I wouldn't be a fan of spending 40 points a night for location. Even though it will be a GREAT one

I think it'd be fair for a standard view (facing the entrance/monorail) and a garden/water view that faces everything else. Still keeping fingers crossed for some great pre-opening incentives.
