We have been owners for about 5 years now but have been going to Disney for 14 years every year. We wish we would have bought in a long time ago. I think you need to be the type of person or family that craves Disney. I would not buy after just one visit. If you find yourself wanting to go back year after year then definitely buy. Plus stay in a few different ones. And always buy where you primarily want to stay. It has an initial cost but it has saved us a ton of money.
 
My mistake, I did not realize that the VGF 1BRs also have the pull out bed. I just looked at the 1BR floor plan and it looks like they have a split bathroom with two showers and two sinks...so this works better for a family of five than 1BRs at some of the older resorts, and almost as well as 1BRs at BLT and AKV.

As Lisa mentioned the 1BR's do not have 2 showers - just one and the layout is essentially the same as the older resort 1BR's with 2 rooms with sinks, one shower and one tub except of course for HA rooms which vary in layout.
 
The VGF is an in edible resort but for the same money as you are sondong for 200 points you can buy 500 points at SSR or OKW or AKV.

Of course if you really want VGF then it is a great resort.

We have been to WDW for cruise or parks 3 times in the last 18 months. Those were our first real visits and I think we're going to be back a lot. One of the key factors in enjoying ourselves during these visits has been minimizing fatigue. We don't want to do a marathon trip with lots of days and lots of time on a bus. We want to put the kids down for a rest in the middle of the day and close access is key. BLT is great for convenience to MK but VGF can't be beat for accommodating the 5 of us right near the gate. Even if it's for fewer nights, that's more our style.
 
I don't think you will find the process of banking and borrowing an issue . But the fact you are really concerned about the resale is kind of a red flag . I wouldn't be looking at this as an investment .

I had a similar dilemma when our family of 4 bought 200 pts direct at BLT in 2011. We had never stayed there but loved previous stays at Poly and GF (both are awesome resorts! You will love VGF when you get there). We've now stayed at BLT (1 Bdrm) once and enjoyed Aulani twice since then (2 Bdrm with Developer's points and a studio this year) and are really happy to own so close to MK and the monorail. In the future, if a studio at VGF proves to be too small, you will still have enough points for larger accommodations at other DVC resorts. We also don't plan to use our points for anything but DVC resort vacations but we have learned that banking and borrowing are no big deal and that we are going to wait a year until we book our next WDW trip so we will have more points to play with, and even more new attractions at the parks to explore.
 
We had a similar dilemma and ended up purchasing 110 pts at GFV and 160 at SSR. We are just about to be a 5 person family and DH feels we can keep staying in 1 Brs... and I think 2 Brs will be much better so of course I think we need 50-80 more points....

BUT I mention this to say that we came up with this combo of points because it maximized being able to bank/borrow to a luxe GFV accommodation every second or third year, and still get the bulk of our points resale (i.e. cheaper). We also plan to stay in many of the properties and haven't had trouble getting our choice given a reasonable amount of time. We've also had a waitlist come through already. GFV is AWESOME so you will not mind having priority there.

I almost backed out but my non-Disney husband said 'this is probably the only time we'll ever consider doing this, and we'll get the most value if we buy now (our twins are 19 mo and we're expecting in July). This banks some serious memories growing up and the sooner the better. You can sell if it isn't a good fit--because of Disney's ROFR the good news is that resale value is inflated. Theoretically these things should be depreciating but it seems like no one is really taking much of a haircut.

You're correct, the 2BRs really are that much better for a family of five...I don't recommend staying in one until you are prepared to add on points to book a 2BR every trip, you will not want to go back to a 1BR! :)

GFV will give you more total years than other resales. I think it will also hold its value better. I look at cost per year ($$ per point /years of ownership) when buying. Also buy where you want to stay to guarantee you get the resort you want unless you can not reserve before 7 months then it does not really make a difference. You could also buy just one contract of 100 points instead of two. I do not think DVC members are supposed to buy with intent to rent points to others. Disney may try to prevent this more n the future.
