First timer DVC question so please bear with me

I just finally took the plunge and bought DVC, however, the closing process just started and is still ongoing - and even after that I'm told I will still need to wait 3 weeks for Disney to activate the deed in their computer before I can begin to book. Since I am new to DVC my question is this: Is there something I will need to receive IN THE MAIL (old fashioned paper mail, not email) that I will need to book reservations? I am American, but I am currently living OUTSIDE the USA. The broker advised me to use my family's USA address for everything (my mail gets forwarded to my permanent address overseas from there). I am concerned about any delay this may cause in our families first trip. I am also wondering if it is important for DVC to have my overseas address rather than my USA 'forwarding address'. Anyone have any thoughts/ideas? Thanks in advance!
 
In an effort to make resales less popular, Disney delays several steps in the process wanting you to only buy direct. They delay ROFR, they delay estoppel, they delay deed recording and they delay opening your account and getting you the information. Recording as if you are in the US will probably be better than outside of the US.

So I assume that you are saying it will save time in processing the sale (though it will delay my mail since it will travel indirectly), but tell me will I need the physical delivery of any written information (passwords for logon, phone numbers etc) in the 'new member kit? Also, could it create any id problems if I update my address later? Thanks again for your insight.
 

I hope you realize there is no availability until Feb or so, so are not hoping, anticipating making a trip in the next 4-5 months.
I think your broker's advise to use your family USA address was good. You can update it later, when all is done and settled.
But I know nothing legal, so hopefully someone who does, will answer whether they should be informed sooner rather than later.

While you will be told that they will mail you your info, most call in and receive it over the phone. Using your SSN can expedite the process due to the fact that Disney uses your SSN for security access to your account. Disney is bound by real estate law so different States and Countries have different impacts on what they can and can not do.

Thanks again Bill. By the way, how will I know the phone number to call? Also, will they be unwilling to work with me if I call in from overseas?
 
Some people have been successful at getting their new member ID over the phone, but it often takes multiple calls and some time listening to hold music. Unless you really, really need to book something right away, just wait for the mail.
 
10 days after your deed is recorded, call 800-800-9800 opt 2 opt 2. You'll need the original contract # (should be on closing docs) sellers name, and your name,address, etc.

Also ,i see some availability in nov, dec, tons in jan and feb. It all depends on # points you have available and where you want to stay.

I would assume they delay ROFR mostly to have contracts "hanging" out there to service customers wanting to buy direct. At least I'd like to believe so, because...you know....if I am willing to pay full price, I want it NOW! Ha ha!

Wow, you really see availability in Nov/Dec 2017 even now in August? Thats only 3-4 months away. I am surprised to hear that. You see any of the harder to get resorts (Poly, BLT, GF, BW)? I am planning a sep-oct trip for 2018, maybe I will be okay even if I dont get into the system by November....

That is Bill's opinion. I for one, do not share it.
 
While Disney/DVD/DVC won't have a written policy delaying resale closings, they have obviously set up their schedules which causes the delays. If they wanted to shorten the closing time, it is in their power to do so. Unlike resale accounts, direct buy accounts are set up in hours not weeks. What seems like not correcting and improving is often planned for reasons not known to us. How many times have you looked at something at Disney and said to yourself, "why don't they change/fix that. They could open the closed attraction queue but they don't. They could have more housekeepers doing a better job and/or having the rooms ready sooner but they don't. They could run the DVC room occupancy rate at 95% giving them the ability to take more rooms out of service for maintenance but they don't. They could keep the parks open later to give you the same hours all year long but they don't.

Placing perk restrictions on resale buyers, giving them a different ID card pretty much affirms that Disney's is interested in driving buyers to direct purchases. Allowing extended processing time on resale contracts fits their corporate direction.

I don't fault Disney, they are a business that has a finely tuned revenue accounting operation.

You didn't have to wait 10 days? That'd be great as I'll be up against a deadline.
