For a seller the only automatic fee is the commission. Someone has to pay any fees due (for DVC there usually aren't any and the closing costs (traditionally paid by the buyer). In addition, many sellers want you to reimburse for fees they've already paid, this is money in their pocket. DVC doesn't currently charge a transfer fee but they have in the past and may again. Some brokers add an admin fee on top of all else.

As for maint fee reimbursement, the best way to calculate it as a buyer is the way DVC would charge if buying directly. You pay for only the remaining months in the UY assuming you get all the points. You generally don't pay extra for expiring banked points. Most brokers take the traditional fixed week approach of "if you get the points you pay the dues" but in reality you are overpaying if you do this. Since you may not have a choice with that broker, you just need to look at this in context of the overall contract and costs and decide if it's worth paying extra on that component.

As with any real estate contract, everything is negotiable.
As long as both parties agree to the final terms, sign and execute the contract terms it is doable.

$80 x $100 contract cost (paid by buyer)
Fees include commission (usually paid by seller)
Closing costs (negotiable who pays)
Minimal postage/wire transfer fees if applicable (paid by buyer)
Minimal postage/Notary fees (paid by seller)
maintenance fees (negotiable as described by previous poster)
