:confused3We have a home 30+ years old, many older appliances and have seriously been thinking about getting a home warranty. Anyone have any experience or a company you might recommend or stay away from? I am not usually a extended warranty type of guy but due to the age of appliances, I think it may pay at this time. Thanks so much for any advice

We have our home warranty through American Home Shield. We've been with them for almost 3 years. We haven't had any problems with them yet, and it's pretty easy to request service - can be done by phone or online.

We purchased one when we were selling our home, to make it more attractive to the buyers. Turns out the couple that bought the house had to use it right away, as the furnace stopped working between when we moved out and they moved in (period of one day!). Saved them a lot of time and trouble.

We had American Home Shield with our old house. Never had to use it to fully replace anything but did use it for service on a few things here and there and it did save some money on those service calls. There are still limitations, though. For instance we had a problem with our washing machine drain and they will cover repairs that can be done inside the house but if the repair man needs to climb onto the roof to run a giant snake down the drain pipe from the air intake on the roof they will not cover that. Gotta check that fine print for some things.

i was/am a Realtor and I always used American Home Shield..

Best coverage and terms compared to the others (Old Republic and some others)...

We also had American Home Shield and it was pretty easy to request service online or by phone. Once, I had both the oven and microwave need service within 2 days of each other, so they combined the orders and I only had to pay for one service trip. Both appliances were repaired quickly and we have not had issues with them since. Didn't have such good luck with the dishwasher - the guy said the rusted out dishwasher racks on a fairly new appliance are not covered under the warranty, so we will have to replace the dishwasher in the near future ourselves, since it will be cheaper to do that than buy the racks. As long as you understand what is and is not covered and feel comfortable with it, you should be fine.

We have Old Republic and are pretty happy with them. They are usually pretty quick to send someone out to look at the problem, but sometimes they send kind of dodgy companies. Like, they sent an Heating and Cooling company to fix our constantly-running toilet, and in the process they BROKE it, couldn't fix it, and it took about a month to get another company sent out to get everything working again.

Other than that, they've been great. When our water heater flooded the basement last year, Old Republic got someone out first thing the next morning. We got a brand new water heater for $50! (The price per visit).

Is there anything you guys don't know???? Thanks so much for all the advice. I got two on line quotes from American Home Sheild, 500 + 60 per visit, and Choice Home Warranty, 430.00 + 60 per visit. Looks like coverage is about the same. Anyone have experience with Choice Home Warranty? Thanks again for all the advice

Whatever you do, STAY AWAY from Homesure of America! I have been dealing with them for 3 1/2 months trying to get my wall oven replaced! It is now sitting in the middle of my kitchen while I wait for someone to actually show up when they are supposed to and install it. I even reported them to the BBB and still am not getting anywhere...

I have my home warranty through First American Homebuyers Protection Corporation. In Texas, the sellers are required by law to provide one for the first year for the new homeowners. We've had our plan now for 5 years and had to use it one time. They were quick to respond, the repairman arrived the next day and installed a brand new built-in microwave for us and it cost us $45 for the service call. The rates have climbed over the past few years a little bit but they are comparable to everyone else out there. We have been very happy with our service.
