Ever Have a Problem Renting your points?

My wife and I are just about ready to buy into the DVC, actually I have been ready since they started selling OKW but we are now financially able too. Anyway I was wondering if anybody ever has trouble renting out their points to others, Not looking for a profit but we still think we will miss the Poly so I was thinking that I could always rent out or points every three years or so and then stay at the Poly that year.

Thoughts please?

I was going to rent once, but after making the ressie's for the person they backed out. I had a contract, but it was before they put money down and I had to borrow points. No worries, I went in their place. I don't think I'll get into renting unless they were friends of mine.

My biggest worry about renting was that if I rented to somebody outside of my state and they damaged my room, what should I do? Yes, you could take them to court, but if they didn't pay, it would be difficult to collect from them. Use a contract if you do rent.

You can always use your points for a stay at the Poly too.

i would never rent my points, but if you havent bought yet, just buy enough points that would allow you to borrow and bank, then just book a trip at the poly? only buy the 150 points, then borrow the first year, bank the next, etc., that way your not paying for points you don't need, or maintenance on those points either. We are in the same circumstance, we own at VWL, but my kids love the Contemporary and want to stay there, we havent, but atleast we can just take a boat over for a quick fix!!!
 
I have only had a problem once but was able to rerent them without problems.

don't start borrowing points to rent.

also watch your banking deadlines.

try to rent in Dec, 2005 for next year Thanksgiving - don't be surprise if you go quite a while without takers. most people don't start to look for vacation time until June - some don't start until a few weeks before they intend to leave.

this is dangerous with DVC points - so I try to have reservations. then if I can't get them what they want - I do have one that might work for them.

now renting here on the DVC rental board - they rented pretty fast. The problem here is you get people that want to bring your price down. Don't - just go find someone else to rent too.
 
We have never had any problems renting our points out when we have had the need to. Most people are great to deal with we have not had any issues so far. We have rented via E bay and at my work and to friends. It really isn't as tough as some people think and it does benefit both the owner and renter.
 
There was a recent thread here having to do with owners being responsible for room charges incurred by renters. You just might want to keep that in mind if you rent; write a clause into the contract that states the renter won't charge to the room. It made some people very wary about renting out their points in the future.

If the guest provides a credit card at check in, he/she will be allowed to charge to the room. Even without a credit card, a resort guest can make phone calls and order room service (if provided at the resort). Both those things can (and usually are) charged to the room.

Anyway, no matter what is in the contract between the member and the renter, we members cannot stop guests from charging to the room. DVC Front Desk CMs will allow it.

If you know your Poly plans early enough, rent your DVC points early in the use year and don't borrow to make a reservation unless you know you will be able to use the borrowed points yourself in the event of cancellation.
 
We've rented our points twice quite easily, to two wonderful people on the rent/trade board. No problems at all. They were easy to contact and make arrangements with, etc. I have rented borrowed points in the past (we had an odd number of points and couldn't work out the res. without borrowing and knew we couldn't go to WDW for a while due to military reasons) but I probably won't do it again - makes me nervous!
Keep in mind, also, there is always the option of transferring the points to another member's account as well. That way you are no longer in control of the points at all. The member you transfer to makes all the reservations and takes complete responsibility for the unit and charges to the unit.
There are a lot of options - I'll bet you can make it work for your family.

Yes, and this has convinced me never to rent to non-members again. There is no way for a member to prevent charging privileges, and even if there was, there is just too much chance for a nefarious renter to cause damage and not pay for it, leaving that obligation to fall back on the member. We'd really need renters to put a security deposit down, in order to have enough security for me to do another rental.
 
That nonsense about DVC holding you responsible for someone else's room charges is a rumor and not verified by the official DVC response:

In response to your question regarding Member liability for guest folios (incidental charges to the room), the current policy is that a Member is not responsible for the payment of a folio that was incurred by the Member's guest(s) staying on Member's Vacation Points, unless the Member authorized himself/herself as the responsible party when signing the registration card upon check-in at the front desk. If we are unable to locate a guest of a Member who has outstanding charges, we may request the Member's assistance in contacting that guest in order to properly bill them.

If a Member, however, has an outstanding folio from his/her own stay (or the exception noted above), banking and borrowing privileges may be suspended until the outstanding balance is paid as stated in the Home Resort Rules and Regulations, Section II, paragraph 5.c(1).

It was absured to believe or argue that if someone gives a credit card of their own to charge something and then they do not honor that credit card that the Member on whose points they are staying would be responsible for the charges...Maybe if I invited someone down to stay in my off-site condo and they welch on their Disney credit charges Disney should come after me--since I made it possible for the person to be there...anyone who thought this was a reasonable idea is just wrong--I could use other words...but board rules prohibit name calling...Obviously , from the official reply--Disney felt the whole idea was wrong as well....the people who felt otherwise have an anti-renting bias and agenda that has nothing whatsoever to do with reason, logic, fairness or common sense. And by the way this is not just my humble opinion in this case--it is fact. ;)
 
That is in direct contradiction to a recent report from a member in this forum. It's good to know...maybe I'll change my mind about renting.

If you had taken the time to read through that particular thread or keep up with it, you would have seen that diesel (the OP) did indeed return to the thread.

In fact, he used duckfan-in-chicago's e-mail from MS as ammunition, called MS, and had his account re-instated.

Hmm when we make a res for somone we don't know I make a point of puting on teh res that we would not allow charging privelages. Now I have no idea if this works but we make sure to let MS know when making the res.
