DVS Resale vs Direct - new resorts?

What I find confusing is: what is the draw of mixing and matching contracts with different home resorts? It seems as if you lose the advantage of the earlier reservation time slot and would be left with your other points essentially “sitting on the bench” unused or you would have to book another reservation that would require you to (likely) switch rooms mid stay?

I suppose I may not be factoring folks who travel more often than we would so I seem to be answering my question in real time as I type this!

Seems as if you travel enough then having mix and match contracts works so long as you are able to not allow any points to expire unused! Correct?
We have Aulani and Grand Californian for our home resorts because that is where we want to stay every year. We have enough points at each resort where there are enough for their own trip.

Some WDW buyers have contracts at multiple WDW resorts because they go on multiple tips per year OR rotate years where the want to stay each year and use a bank/borrow strategy to rotate (i.e. a 50 point contract could be used for 150 points every 3-years assuming that Disney doesn’t have a bank/borrow restriction in place) and they want/need the 11-month booking widow.

We like to split stay all our trips so that is why we own at both our top resorts, plus have SSR as additional points to use at 7 months to add when we can.

But some have two and jusr busing banking and borrowing to stay every other year in each one.

The benefit comes when NOT booking at your home resort. Yes, the 11-month window is very important (more so at some resorts than others), and if you don't have enough points to make the full reservation at your home resort then that's a problem. But, if you want to book at a resort you don't own at, and you are within the 7-month booking window, you can combine points from multiple resorts as long as they have the same use year. We are staying at BCV in July. We do not own there, so were restricted to making the reservation at 7 months. We used 150 SSR points and 26 BRV points. We have 200 SSR points that we use primarily as SAP, and haven't actually stayed there since 2021. We used our home resort advantage and only BRV points to make our upcoming December reservation at BRV (because it needed to be booked at 11 months)..

I don't think anyone is going to say having twelve 50 point contracts at twelve separate resorts is ever going to make any sense, but having enough points to get a good 11-month reservation at your preferred home resort, plus having sleep around points for non home reservations is certainly a preferred model for many.

Ok this makes a lot of sense.

It would just seem to me that you never want to have points go unused. But if you can have enough tat your home resort to take the trip you want there PLUS other points at other resorts and you can use them all then more power to you!

It just seems to me the value dwindles if you are leaving unspent points sitting in your account. (Though I suppose you could always rent them out if that were the case, right?)

We have 2 different home resorts. First was Beach Club, because we love it and want to be able to definitely stay there. 2nd contract we bought SSR because they are cheap for use anywhere points. We will use those to extend our trips at BCV by split staying wherever we can add on at 7 months out (usually BLT). We only go once a year, so this is how I plan to use the multiple home resorts.
Some people will do multiple trips and have different contracts for different trips.

We take several trips a year, and have enough points at 5 out of 6 resorts to book a full stay there (no split necessary). We are very fortunate to be able to choose where we want to stay & have priority points to LOCK. IT. IN. No 7-month stress or forced split-stay if we didn’t want one. 😌

The 6th resort (Poly) has a tiny 32 point contract simply bc we wanted the blue card back when you just had to own *any* direct points to qualify & Poly rarely needs that home resort advantage. So, no worries there 😉

We have never let any points go unused… and I don’t intend to ever let it happen! & We’ve had some serious point complications (btw covid & major health issues causing trip cancellations)… but we’ve always gotten it to work out! I have also unnecessarily complicated my DVC life with 3 separate UY/memberships, and even that hasn’t caused us to lose any points. Again, where there’s a will… 😉😂
 
This is a more complicated question than drawing a line at Riviera, as was shown by VGF2, which used the old rules, when it didn't have to.

Disney is not bound by DVC at all and could set up DVC2 that doesn't take any legacy DVC points. We just don't know what DVC will do in the future.

Consensus is that the new DL property and Poly tower will be in DVC, based on how they have advertised and permitted them. The restrictions likely similar to RIV, just speculating. But there's no reason they have to be in the future, or even in DVC at all. Buying direct doesn't necessarily mean you get ALL future resorts.
As long as good old AUL is in active sales then not sure they would want 2 products for sale that are different DVC products. Very confusing for sales team and buyers. If it was just VDH PVB2 maybe
 
Yes, the resale restrictions were a big deal to us, which is why we bought direct. 40+ years of not being able to book at a new resort is a huge turn-off, now matter how low resale prices go.

The idea of renting and swapping to get into new resorts is too complicated and risky for me. We bought a larger contract at 1 resort. Simple. Less stress.

ETA: the direct perk of a 10% discount on food and merch was also a big deal for a big family like ours.

That doesn't really seem to be motivating decisions. Right now, they have three different products for sale with different expiry and different association rules, and different state laws. Soon, it will be four. I assume DL will have some fun surprises in that paperwork.
