Agree. Even the April data may only reflect a couple weeks of impact.
The majority of tariffs were announced April 2. The most recent palm just a quick glance at April 16th county deeds and the recent palm tree dates are April 4.

What percentage of deeds signed April 2-4 were by people fully aware of the tariffs? Maybe they were on vacation having a good time? Maybe they knew about the tariffs and are not concerned?

Perhaps deeds with palm tree dates after April 9th (week after announcement) will be a better indication?
 
I suspect the new incentives due out in another couple weeks will be pretty boring.
I agree, why have huge incentives? PIT is killing it (from what we know so far) and Riv is doing well and still set to sell out next year unless there has been a drastic change after the report

Quick comparison of total direct deeds on Florida comptroller website where Disney is listed as the grantor.
January 1-16 (12 work days, 2 weekends) 549 deeds.
February 1-16 (10 work days, 3 weekends) 511 deeds.
March 1-16 (10 work days, 3 weekends) 536 deeds.
April 1-16 (12 work days, 2 weekends) 467 deeds.

April 11-16 are not proofed by county so it’s possible they made a lot more mistakes than usual.

Edit: I went back further and April 2025 is slowest start of month for deeds since August 2024.

Obviously, things can change for many reasons.

Still interesting to see a drop off so far in April and it’s barely including deeds from the April 2 tariff announcement.

I can't get over all those direct VGF contracts! 43 deeds totaling 4,748 points?! Average of 110 points? Wow! I just assumed people would do small add-ons after the 150 point fire sale. I bet median would show that more if I looked all 43 up.
 
I will say we would have added on at VGF for at least 100 points had it been available in November when we first started discussing an add on. VGF is our primary home resort with 425pts and I can always justify more points there with little to no push back from DH. But since our guide said no waitlist and nothing on the horizon he could see, we went with 100 PIT points. I think there are other VGF owners like us who did add on in the fire sale but still want even more.

I regret not adding more and have been watching resale ROFR for VGF, but the $265 stings when it was in the $180s before Magical Beginnings!

Yeah that's a struggle too. DH has held firm about no more add on's, atleast until our youngest is done with college. She saved us a ton by getting her AA while still in high school which our county paid for so it was easier to justify the PIT add on when she was asking for it. The funny part was it started as a 75 point CCV add on and then the two bathrooms in a 1bderoom at PIT swung DD toward PIT and 100pts. I am glad it worked out that way because had we bought the CCV points instead of the PIT and VGF came back as an option I would have been much more upset.

There's still a 60 day closing option, right? So some of these were started in January.
