DVC Resales - Where did you buy from?

I am waiting on ROFR but TSS (Jamie) has been great. Not only do I get an email daily of all new contracts, I gave her information about the types of contracts that I am interested in. One just came through and she called me to tell me about it. I am not going with it because it is a stripped contract, but you can call and ask them to keep a look out for exactly what you want.

We are on our second contract with the Timeshare Store. I believe my husband uses Jason and he is excellent. Our first one went smoothly and the second one is also going well. They are very responsive and helpful. Even when Jason wasn't in, one of his colleagues are always willing to help answer a question. I highly recommend trying them out. You should be careful about waiting for "the best deal". It's not always about having the lowest dollar per point. These contracts may not get through ROFR if they're too low. Some people selling their contract want to have the lowest price listed hoping for a quick sale. Unless the company you work with explains the ROFR process and the liklihood of a contract making it through, you might feel you're getting a great deal which doesn't become reality because Disney buys up the contract.

I went through that 3 times with another reseller before I learned that lesson. Once I started working with Jaki and ****, they opened my eyes to this and I closed on a contract my first try.

Go with someone that will treat you with respect, give you good advice, and is experienced.

New to DVC. Interested in the program and learning that you can buy into DVC either through Disney Properies or other "reseller" companies.

What benefits - issues are there in going through one of these companies I hear of on this board?

Why not go straight to the company that is selling the program (I'm confused on this...unless they sell at a discounted level).

Again, I am new to this so I am not sure if I am being clear on my question.

We walked through the models for the new Contemporary DVC program at our local mall in Chicago and would assume of we move forward we would purchase the contract through them (Disney). So....why wouldn't I just go through Disney versus these other vacation resellers? Thanks in advance for your help.

The Timeshare Store is where we bought our first contract. They were great to work with. Your experiences are affected most by the seller and their speed in signing docs and responding as quickly as you might to the paperwork, etc. The closing company experience was ok for us too. Slowed down a little by our agent's vacation - but it went like clockwork overall, and we were very satisfied.

Note: When we bought, we paid the asked $/per point to get our BCV thru ROFR - but we did negotiate that the seller would pay the closing costs and the MFs for the points that were banked, etc. Know that you can negotiate these things. With the number of resales out there, and assuming the sellers are motivated to sell - you have a fair shot at this, I'd say.

Hi there and Welcome to the Disboards! It looks like you are a relatively new poster. The DVC program is a great purchase for someone who loves DIsney and goes at least once a year or every other year. You can purchase directly through Disney as you noted. However they are only selling Bay Lake Towers and Animal Kingdom Lodge (I think they just started selling Villas at Grand Californian at Disneyland also). These properties can be bought directly from Disney but they will be at a premium price of $112 dollars per point. As a new buyer you would have to purchase a minimum of 160 points. They do have some incentives that bring the price down $5 per point going on right now.

Buying resale will often get you a price much less per point for the older DVC properties. These properties are Boardwalk Villas, Beachclub Villas, Villas at Wilderness Lodge, Old Key West, Saratoga Springs and the Villas at Animal Kingdom. They also have two other properties in Vero Beach and Hilton Head Island. While you can buy most of these properties directly from Disney you do pay more per point and you do have a minimum of 160 points per purchase. Buying Resale will simply allow you to purchase a contract at a reduced price. Once you purchase the contract from the previous owner you have all the same rights and priviledges as if you bought from Disney direct. You have to go the process of making an offer and then if the offer is accepted the contract goes to Disney's Right of First Refusal (ROFR). This allows Disney the first option to buy the contract and as long as the price per point isn't too low, most likely you can pass ROFR. The brokers listed on this site - The Timeshare Store and others listed in this thread are very knowledgeable on doing a DVC Resale.

The common theme you will hear most when deciding to buy is "buy where you want to stay". So that is another reason many people buy resale. Some people so do not think your "home" resort is important as you can book a reservation at any of the properties at 7 months out. You will have priority booking priviledges at your "home" resort at 11 months out. Therefore you might want to consider if that is important to you and therefore decide which property should be your home. If BLT is the one you want then you most likely should buy direct from Disney as it will be a while before those come on the resale market. We are currently deciding where we want to call home so we are considering the BLT and some resales. Good luck on your decision and don't hesitate to ask more questions!

We want a small contract and I told them so in the email. Are brokers generally less responsive to buyers interested in small contracts? Should I not mention that upfront?

Ditto on the Timeshare Store. I just got an Email from Jason today that we closed on our HHI purchase. Five weeks exactly from first offer to closing. And with the holidays in there, I think that's outstanding. And they kept us informed and were responsive every step of the way. I'm delighted.

Isn't that fantastic! We made our initial offer through the Timeshare Store on a contract at HHI on December 23. With the holidays, too. The longest part was the ROFR, which Disney took almost 3 weeks on. Then it only took another 2 weeks to close. I just got an Email from Jason this morning that we are officially owners, but that it may take DVC up to 10 days to get into the system. Now, just one question-how do I get a HHI logo in my signature?
