DVC Resales and ROFR by Disney

We're looking at some DVC properties from The Timeshare Store and the prices are slightly lower and some are substantially lower and appear to be great deals. We know Disney has ROFR and they use it, but my question is two-fold. How often is the ROFR used and has anyone had luck with purchasing resale and not having Disney invoke ROFR?

For example...we're looking at SSR and prices are in the Low to mid $80's. That is lower than the purchase new price of $94 that Disney was just running. Yet, the end year is the same.

I guess I'm wanting some instances where ROFR was used so I know what deals I need to look for.
 
The information on the thread and database is OK but there is still some variability due to use year and DVC inventory needs. If you are not in a hurry (and have a sense of humor) I would keep trying until you get 1 to make it through. There are lots of SSR contracts on the market that could probably be bought below the apparent current ROFR levels so it is always worth a try, maybe you will fill there inventory need with the first couple that DVC takes and a subsequent one will go through. If not a least the sellers will be happy to get their money out of DVC.

With the high availability of SSR, keep plugging away until you get one to pass.
 

So the deposit is returned and/or held for future attempts? That's good to know. that was going to be my other question.

The thing that made me wonder was we went and sat through the DVC meeting at Saratoga with one of the reps and we asked about the resale market and the prices and she said Disney buys back most of those so the market doesn't drop. Which is probably true, but I wanted a more concrete idea.
 
In the end, you just have to try - and if you fail (Disney ROFRs), make another attempt. We got through with 230 OKW points on our 2nd attempt with TTS - and TTS was nice enough to just hold our deposit until we got through.
 
We just purchased 200 points at $77/pt and Disney did not invoke their ROFR. We should be closing in the next week or so!
 
Please don't let ROFR scare you. Make your offer and get acceptance from the seller. Sign the contract, then wait and see what happens. If the price is close to the Mouse's view of reasonable, it will go through. If the Mouse exercises ROFR, try again. There's lots of resales available.

We ended up buying 2 SSR contracts and a VB contract via resale. The SSR contracts were "okay" deals (ROFR was around $81 per point and we paid $84 for loaded contracts), but the VB was a great deal. I know the fees at VB are the highest, but we love the beach and wanted to have the 11 month booking window. We got a 150 point contract with all 2007 and all 2008 points for $60 per point. We paid maintenance fees and the seller paid all closing costs.

You can get really good deals if you look around and don't need the points anytime soon. Once the offer is accepted by the seller, the process from submission to close is about 2 - 2 1/2 months.

I believe that is the DVC guides' standard response when asked about the resale market. As you can see from the ROFR thread, that is definitely not the case. Lots of people purchase on the resale market and have no problem passing ROFR.
 
Great info from everyone! We're leaning strongly on the side of getting a resale. Why not? They're cheaper (in some instances) and still Disney.
