Does the DVC do any resale themselves?

If they receive one back or have to foreclose can you get them at a better price or do they sell them as new?

We know the DVC is right for us, but we would need 300 points and with the market the way it is we are having a hard time justifying the purchase.

Thanks for your help.

When DVC sells points that they have bought back, they sell them at the current price. (Same price as BCV)

I think "with the market the way it is" means this is a good time to buy a resale as some DVC owners are having to sell right now. If what mmmcq says turns out to be reality (see last thread) and with points going up to $84 in December, my recommendation is to buy soon!

I can't really see how Disney could take over resales or really even make a serios attempt at it. They have bought back points and new points to sell at the same resort, how do they charge different prices?

Do they charge different prices?

They would have to raise the buy back so high that the closing costs would make the resale a bad deal every time....or impose more restrictions or limitations on resales, as they did when they annopunced all reservations would be canceled at the time of transfer. I think that a major reason for that move was to make resales less attractive.

When DVC gets resale points to sell, they do so at the full retail price. They could easily do resales if they wanted but could not force one to sell through them. They could make it more attractive to do so and could make it more difficult to buy resale. I doubt that the cancellation of pending reservations was related to this issue but more likely to avoid the hassles that I'm sure arose when someone sold but had pending reservation. The types of problems that could arise in this situation are endless.

The only real problem for DVC would be to have resales pending at resorts still in active sales.

I hear that the refusal point is $62 right now do you think an offer would be skipped by disney if it was under this amount if it was for a avg amount of points....

I would think it depends on how much under and the specifics of the contract regarding points availability. I can tell you I had one bought back at $54.50 when the buy back was supposedly $58 per point. It was early this year, June use year with 220 points. There were only a few points left in the 2001 use year and all for 2002. Disney bought it back immediately. I did have another go through at about the same level with more points (333), even less available points but the other terms were more favorable.
