Dvc Rental Store, do they give out contact info?

that is a no-no and I would defiantly contact David’s and let them know.
It states in the reservation information email from David’s “We kindly ask that you do not waitlist any reservation or contact the guest directly”
I took a screen shot of it from my email but not sure how to post since I am earning my ears🤷🏼‍♂️
I'm not sure about David's but we're talking about the Dvc Rental Store, maybe their policies are different?

Different rental broker. OP is talking about DVC rental store, not David's.

It was DVC Rental Store
 
That part I find a bit hard to swallow. They send the owner the names, physical address, email address, and cell phone number of every person to be included on the reservation, and they do that for every one of hundreds and hundreds of rentals. There's zero chance that this hasn't happened before.

You can see how easily an owner could try to do what your owner did and cut out the middle man. I could also see an owner, actually just trying to help a renter, directly contacting that renter to figure out reservation changes, adding or removing guests, adding the dining plan, etc. instead of having to go through the third party multiple times. Especially in light of the $50 per change charge that DVCRS will tack on.

Again, I totally agree with you that it shouldn't have happened, but the pearl clutching by DVCRS might be a bit much. I'm curious why she didn't straight out lead with "we have a strict policy against that".

I simply stated that with all of that information, I just find it highly doubtful that this hasn't happened before.

I understand WHY the owner is given the information, as I have rented out my points through them several times (the last of which included 9 guests in 2 separate Poly studios and took me FOREVER to enter all the data, and you can't make ANY mistakes, especially to the lead guest). As I said, there are likely other owners (if there is one, then there are others) who have realized they might save a few bucks by trying to get a repeat renter out of a direct contact, or truly well-intentioned owners who just want to save the renters some money if they've exhausted their one free change. That last rental I mentioned had a TON of moving parts. 9 guests, two related families with two separate home addresses in different states, so there was the potential for a ton to go wrong in the 6 months between making the reservation and the stay.
 
Though the DVC Rental contracts with the member do not expressly prohibit the member's contacting the customer who has agreed to rent fthrough DVC Rental, there could be problems for the member mentioned. The identity and phone number of the customer is essentially confidential information provided by DVC Rental to the member to make the reservation, i.e., the member would not have known of that customer's identity and phone number and interest in renting, absent the relationship with DVC Rental. For a member like the one mentioned here to then use that information, not otherwise available to him, to try to sell a reservation to that customer without DVC Rental involved could be considered a violation of the implied contractual duty the member has with DVC Rental to act in good faith and fair dealing, particularly if he tries to do that while still in a contractual relationship with DVC Rental for renting to the customer.

If DVC Rental learns of the activity, it may also terminate the member's relationship with DVC Rental, and, if the member actually achieves another rental with that customer, it could seek to have the member pay the amount received for the additional rental to DVC Rental. Moreover, if the customer did not like the contact by the member, such could possibly lead to the customer's cancelling the existing rental made through DVC Rental, and DVC Rental could seek to have the member pay it all amounts it would have gained from the rental.

I can't imagine DVCRS spending too much time and resources to recoup $3-5/point they make off of rentals. If it were a repeat violater, maybe? But I don't know how they would go about proving an owner continued to rent out to a previous customer without either party admitting to it. Seems like the owner in OP's case wasn't too bright and/or just plain greedy.

Edit: not condoning the behavior of the owner in OP's case, more so a commentary on enforceability of contracts on these situations.
