Hi,

I am from Quebec, Canada and I was introduced to DVC last october. I am now considering to become a member during my next trip in july. I know though that the prices will be increased on june 2nd :(

I read the documentation and most of my visits should be during Adventure and Choice seasons. So my questions are :

1- Is the choice of the home resort very important if my favorites are Boardwalk and Old Key West ? If so, I will have to by a resale and the second question is :

2- Have someone, who lives in Quebec or Canada ever bought a resale and did you have any problem to close the deal ? I was told that everything could be done by email, fax and mail, but I would like your advice on that one.

If the home resort is not so important, I was told today that there is still some availability at Vero Beach and this is where we were offered the best price when we made the tour.

Do you think that they still buy the 1st year's points and at what price ? Last october, they were selling 75$/point and were giving back 13$ for the 1st year's points !!! I think I should have bought then...

Any other advice or tip is very appreciated
 
hi: the most common advice is to "buy where you plan to stay". the 11 month advantage to your home resort can be critical. if it isn't very important where you want to stay, then you can try to make ressies for a non-home resort at 7 months. okw has a lot more units than the bwv so availability there is usually greater. when the points are lower for a particular season, dvc members book up quite a few of the available villas. what is usually a "slow" time for wdw may not be slow for dvc due to the point savings. i don't think you'll have a problem with a resale just because you aren't living in the country. both of our contracts are through disney, but plenty of people on the board have bought resale without problems.

Another question...

If I buy a resale of 150 pts with a january use year, and that the add says that 300 pts are available (150 banked from 2001), I understand that I will get the january 2001 points, the january 2002 points, and that in january 2003 i will get 150 more points... am I right?

Will I have to use the 2001 points before jan 2003 ?

I already have a trip planned for july and doubt I will be able to go back before jan 2003. Is there a way to sell those 150 points and what is the risk for me to doing this ??? i mean, I don't know the people I am dealing with and I read that these person will be known as my "guests" and that I will be the one who has to make the reservations, etc... What if they change their mind after the reservation is made ? Could someone explain me the way it works ?

If OKW and BW are your first choices, you should buy a resale there. These 2 resorsts will have the most resales and the prices will be better than through DVC, even at BW. Resale will likely be easier from Canada also. I would not buy at VB is you want to stay at WDW. The current buy back at VB is $10 pp.
 

You have a good handle on the points. You can rent the 2001 points out here on this board for about $10/point. The 2001 points would have to be used before Jan. 1, 2003. By renting these points out, you would be getting back some money for your maintanence fees.

I would say "buy where you want to stay" . We would not trade OKW for the world!
 
OKW, the resort with the most rooms by far, is generally easier to get at the 7 month window than BWV (which can be very difficult to get many times of year). With either resort though, it is best to buy where you plan to stay most as the 11 month reservation window at home resort has real meaning and can particularly have real meaning in lower point seasons like the ones you want to go in. I believe you should have little trouble with resale --- any resale will actually be done by contract and deed covered by Florida law and registered there; thus you will basically follow US/Florida rules for the resale. Only issue is what does Canada have in possible taxes for your purchase that might apply and such may have to be dealt with as part of the sale (in the US, the real estate and other taxes paid will be those in the state where the transfer takes place, in this case Florida, however I understand some countries tax real estate purchases even if you are buying and closing in another country; I just don't know if that is the case with Canada). Vero I believe still has the first year point buy back program although it may now be only $10.
 
WDWWOrld, don't forget that in addition to renting your points, you could use them for trips closer to home. You don't have to go to WDW with them. There are several Concierge Collection options in VT/NY/MA and some II choices in Canada as well.
