DVC Moderate Resort Being Reported by WDWNT

Other than the cabins they are building near the water the rest of the rooms will likely be studios as they are converting existing WL rooms into DVC rooms. Sure they could make one and possibly two bedrooms but I think that's harder to do with existing rooms.
Nonetheless they did just fine at Jambo House, which was very similar to WL.
 
Oh - I agree making ALL studios and overpriced bungalows was not a smart move. It certainly turned off a percentage of buyers, even people adding on...and that's not smart. I am not saying that the shortage of studios at VGF is the primary reason that they went with all studios - I am saying that BOTH the structure of the buildings AND the shortage of studios combined for DVC management to say "Well, we can save a lot of money if we just build studios...but hey we know studios are more in demand so this will work out fine!" I will agree the primary reason was the structural issues - the modular construction made making the rooms a different size quite difficult. They still could have made a modified 1-bedroom design using the rooms with adjoining doors though if they had so chosen - but they chose not to. Remember, at one point there was also a plan for a tower at the Poly to add 1- and 2- bedrooms, but that was not done for whatever reason.



Oh no - I don't think it will be only studios. However, I think it will be studio-heavy. In fact, I think they will do something similar to what they did at AKL - Jambo House when they converted it to DVC. There are 46 dedicated studios and 82 lock-off 2-bedrooms - meaning potentially 128 studios and 82 1-bedrooms. So roughly 36% of the rooms are studio only. (AKV-Kidani has no dedicated studios - but was built for DVC only.) Don't be surprised at WLV if you see a ratio similar to this. I could be wrong of course, but time will tell on this one. We'll know in a year or so.



In the past when they've converted existing rooms (such as AKV) they have still made the 1-bedrooms and 2-bedrooms. However, the Poly set a unique challenge because it was built in modular rooms that were I believe very solid. As I said above, if they had wanted to, they easily could have used the adjoining rooms to build a 1-bedroom structure consisting of two rooms combined with one containing a bathroom and the other a kitchen. They chose instead to make all studios. However, I don't think they will do that again at WLV. It will be a combination of dedicated studios and 2-bedroom lock-offs. It will also skew this way because of the dedicated cabins - they won't want any other dedicated 2-bedrooms in the unit.



Yup- agree, agree, agree. See my description above of the AKV layout at Jambo. In addition, the points won't be as high as the Poly and VGF. I think they will have to keep the points more in-line with the existing WLV. So it will be easier for people to afford the double/triple price of 1-bedroom/2-bedrooms. I also suspect the cabins point values won't be as high as the Poly's, but still higher than a typical 2-bedroom.

(And I still say once the Poly sells out, you will see a redistribution of the points - they'll drop the cabins "cost" by 25-30%, and distribute those points amongst the studios - bumping them all up 1-2 points per night. Poly owners will be PISSED, but it doesn't much matter what they think once the property is sold out.)
