1. Would you join DVC?
2. Would you buy more points upfront? less?
3. Would you buy from Disney or via resale?

Thanks for your answers. I am heavily considering joining DVC, but I'm not sure I should. We do go at least once a year (as you can see in my sig).

I can get into SS for $90/point but I see Vero Beach resales for $62. I know some of the negatives are -- closing costs, higher maintenance costs per year, contract ending 10+ years earlier, etc.

Thanks for any insight into DVC!!

We bought 200 points and then added on 100X2. All at BWV. I would have bought that addons at different resorts.

To answer your questions:

1) Yes
2) No. Add on when have the cash (or most of it)
3) Disney. Financing is easier and they do not report to CBR's

3.from Disney - it doesn't show up on your credit report - I did resale, but it's a long waiting game/ROFR/etc. Disney - when you put your deposit down you can book your trip (we added on points in Nov. The deposit was taken and the next day we booked another trip) :goodvibes

If you are late on your payment (which I would never want to be because they can cancel your reservations) they will not report you as deliquent to the credit reporting agencies.

2. Would you buy more points upfront? less? We bought what works well for us. We bought at Boardwalk and later did an add on at Vero when we found out how much my in-laws like it there (they like it better than WDW).

3. Would you buy from Disney or via resale? We bought both through Disney and I'm happy with that. Didn't know as much about resales then. It worked for us.

4. Would have bought sooner? Definately! Wish we had bought when there were still free park tickets. Still we've been members for 5 years and have gotten more than our moneys worth of enjoyment already with many years to come!

3. We purchased through Disney the first time, which worked for us because of their financing. We purchased a resale for our 2nd contract, because we had the cash to pay for it, we wanted to get another contract at OKW.

If you purchase through WDW, you will be subject to purchasing what points they have avilable at what resorts they have available. The resorts thet have available may not be ones you want. If you purchase resale, you can watch and wait for a contract at a resort that you want.

Financing...through WDW you can get a loan. We took a 10 year loan because it had the lowest monthly payment. Our thought was that we would only have to pay the low payment during months when money was "tight", but in months when we had extra money, we could pay extra on the loan and pay it off sooner. That is exactly what we did. We had the 10 year loan paid off in about 3 years.

Purchasing resale means you have to do something different with financing, since there aren't many lenders who will lend $$ for a timeshare purchase. I have heard the following ways of financing with a resale:
1. Purchase it on a Disney VISA, get the reward points and pay it off the next month with a home equity loan, which you can then do something with on income tax
2. Purchase it with a home equity loan which you can then do something with on income tax
3. Pay cash
4. Remortgage your home and include enough in the remortgage to pay for DVC

That's pretty much what I have heard of.

Good luck with your decision. We have never regretted our DVC purchase.

We are SO glad we bought into DVC. At the time, we bought the points we could for the $$$ we had. Since then, we have added another contract at BCV and one at OKW. We are so glad we did and very happy with our decisions!

1. In a heartbeat.

2. We purchased 313 to start. If we had to do it all over again, we might split that into two contracts. But we would have purchased the same amount.

4. Would have liked to do it sooner. First time we looked into it was in 1996 or so. We had the smarts to say, no we can not afford this right now. When we bought two year ago, we could afford it.

We have done one add on through Disney. A 50 pt contract at BW. That allows us to book there every other year at the 11 month window.
 
We would buy more straight away and go direct through Disney again and yes we would do it all over again without question.
 
I would have joined DVC back in 1991/92 when I first heard of it instead of waiting until 1997. I would definitely still join, but I would also definietly have started with more points instead of having to add on in the first year. It I would have purchased right away when I heard of it, there would have been no need for resale, but I do wish I had done my add-on through resale.

Background Info.- 300 BCV bought from Disney.
1 - Yes
2 - No, sightly less or in two contracts, then an addon at VB.
3- Depends on what is sold and price.
 
We would do it just the way we did this time again.

Bought SSR from Disney. Need the financing and wanted the security of dealing with them first. If we purchase more points, it will probably be through a resale situation. I do wish I had the guts to have stopped sooner at a DVC booth to get info!

A few points....yes - Disney doesn't report to the credit bureau people, but the real reason that is a positive for some people is that it doesn't add to your credit load and hurt your score, not that any possible late payments won't show up. Most everyone I know wouldn't take a mortgage with the thought that "wow I can be late and it will be ok". Its more that the $15000 or $20000 wont show up if you want to refinance your home mortgage or buy a car, etc.

Secondly, there is a big bit of concern about maintenance fees at Vero Beach. DVC certainly CAN assess for things like hurricane damage insurance deductables, etc and still might if the area keeps getting slammed, but hopefully, it won't. I don't really know if that is going to be an issue or not, but you do need to consider the annual cost of maintenance fees and their impact.

ALSO, if you purchase at Vero Beach, you won't be able to get a room at any of the on sight WDW resorts until the 7 month window. This will matter if you are can only travel during peak times, want to go during Christmas or other heavily used DVC times, etc. I think you will always be able to get into a resort SOMEWHERE on the WDW property at the 7 month window, but if you need grand villas, want a particular resort, or have other very special requests, I would recommend you look at a resale at that particular resort or one of the WDW property resorts.

3. Would you buy from Disney or via resale? We bought both through Disney were very happy. You should, however, buy where you want to stayb most.

4. Would have bought sooner? Without a doubt. Wish we had bought when there were still free park tickets. As I've said many times, it was the best decision we've ever made.

2. I would buy enough points for one week at a one bedroom villa for the seasons and resorts I am most interested in.

3. I would buy resale, unless I could get a new resort at the first offering price from DVC (the best time to buy from the developer).
