DVC for dummies?

HI Silver Queen. I just wanted to tell you that on our trip last Oct. we ended up squeezing in the tour on our last day. The guide was excellent and absolutely no pressure to buy. We were told that 95% of their sales are done online after people return home and can talk it out between themselves. Not like other timeshare presentations. We posed the question of buying other than SSR and AKV. They do have inventory in other resorts, they just don't tell you unless you ask. MY wife and I decided that 35 yrs at VWL were just as appealling to us as the full term at another resort. LOVE the LODGE!! We decided to buy a resale cause it was $18/pt less than disneys price and we didn't need to have the pts immediately. I recommend fitting the tour in and bring a list of questions you have if they haven't been answered here. I Love the Disboards almost as much as Disney. Okay, maybe not that much but everyone here is a wealth of info. We too want to trade out eventually but since our kids are still young Disney is going to get most of our dollars in the near future. BTW, I noticed that you're from Ontario. We hope to get up to Ottawa this summer. I haven't been there since I was a kid and I hear that it's lovely.

Unfortunately we are an 8-9 hr drive from Ottawa. I have only been there once about 10 yrs ago and it was beautiful. I guess when you are the capital, they like to make a good impression. As for the resale timeline, we first were aware of the contract on christmas eve, put in offer on dec 26th(accepted), sent for ROFR on jan 2nd, approved on jan 10th, closed on feb 21st, in system on mar 1st.
 
I think my concern about dues is a valid one, being that the expense of dues over 50 years, would by far surpass, the initial investment.

It is a valid concern.
No one can predict the future as to whether or not one will be able to pay the increasing dues every year!
That comment is based on an "income family" (OURS!) and not on "savings", or just plain 'ole well to do.
Sure wages increase, but jobs are lost, too.
Health is another aspect (God forbid!)
The solid (it seems) resale market of DVC is a definate plus, compared to other TS's, in case of an emergency bail out IF NEEDED.
We have also been juggling the DVC idea around since Dec 07, and are still juggling it.
We would like to visit every 1-2 yrs and with DS's 4 & 10 that could be a few trips!
Retirement, and just relax there!
We prefer staying on site and realize off site can save a lot, but......it's DISNEY!!!!
The option of bringing family or friends with the 2bdrm is great for us.
Or a gang and a GV!!!:cool1:
Someting that would not be thought of without DVC.

I was thinking of the future, and cost loads.
I cannot predict the future (that would be nice!), but food for thought is good.
By no means are my predictions to be taken seriously, just thinkin'!
Here is a prediction I will make though!
We will be DVC owners one day.
Room rate increases are the clincher, I think.

Now if we could only figure out where.....hmmmmmmm

Thought I would throw another link at you...

Then the "explore another resort" bar to pick a resort.
Then "learn more about this resort"
On the new page choose the "rates" link.

Helps to look at what a DVC villa would cost to actually pay for one and not use points.
Quite a difference from a regular resort room!
 
thanks for all the great info-- am curious though, if you buy into one of the older resorts, you still are paying about 15,000 buy in but you still get a shortened time? or does the amount you pay go down? I'm sure that will seem like a silly question but am still a little hazy on this point.

also, a pp had mentioned that the dues get withdrawn from her checking account each month, and that it included taxes, then another pp mentioned that could be dedicted from your income tax--can anyone give me a rough estimate of what portion of dues would be taxes?

yes, you are paying more for a shortened time if you buy something like BWV direct, since DVC doesn't offer incentives for BWV. it would usually make a lot more sense to look for a resale...but some older resorts still generate a lot of demand due to location and theming.

i don't have it with me but the deductible portion of property taxes is pretty small...less than $1 per point, IIRC. i wouldn't consider it as a factor in a purchase...
