Hi! DH and I are seriously considering buying BCV or BWV points via resale. I know there are annual dues involved, but have no idea what they are. We are thinking in the neighborhood of 150-200 points - can anyone hazard a guess at the dues? Thanks so much!!

I have 200 points at BWV, and the monthly fees come to $70.86

Dues are calculated annually, based upon the number of points you own. A chart showing current and historical dues can be found in this post:

The dues must either be paid in full by January, or you can set up direct debit to withdraw 1/12 of the annual amount from your bank account each month.

So, is it x-amount of dollars per point or a percentage of the value of the points? And, is there an added maintenance charge as well? I'm trying to be as informed as possible to make this decision - thanks for your help!

Dues are expressed in an annual dollar amount that must be paid per point owned. Someone who owns 200 pts at Saratoga Springs must pay $760 per year (at $3.80 each.) An owner with 200 points at the Boardwalk will pay $850 (at $4.25 per point.) See the link I posted for the amounts for each resort.

Dues...annual fees...maintenance...they all mean the same thing. This $$$ per point each year is the only payment required to DVC beyond the initial investment.

It is worth noting that a portion of the dues represent property taxes which most people can deduct on their 1040. If memory serves, it's less than $1 per point, but at least it's something.

Yes, it is x dollars per point per year. The "x" varies slightly from resort to resort, and represents each DVC owner's share of the maintainance costs and taxes for their particular property.

That fee, plus the initial purchase price, is the total expense of being a DVC member.

Be aware that this maintainence fee can change from year to year. For instance, if taxes or maintainence/ refurbishment costs go up (as might be expected due to inflation), then so will our annual fee. DVC has been pretty good about keeping the annual fee increases either less than, or in line with, inflation.

Thanks so much! I think I "get it"!! Now - time to put up or shut up!!
