Duhhh...please explain cash discount...

I'm racking my brain to figure out how the 25% discount works for DVCer's. I realize its based on availabilty...but what else is it based on? Does it only apply to rooms at the DVC resorts (or studios) or is it just for villa's? (well I guess in the case of the WL and BC they do have rooms) help...

I'm just trying to remember this...
