They haven't announced yet what dues will be for 2006, have they? If not, when does that usually happen?
 
The maintenance fees will be voted on at the annual meetings in late Nov/early Dec. Once those have been passed, the dues statements will be sent out just before the end of the year. You should receive a fee estimate within the next few weeks- prior to the meetings and then the official statement in late Dec.

You'll also be able to find all of the information right here once the notices come out.

Roughly how much do they go up every year? For instance this year the dues for SSR are 3.83 per point. Should I expect that to go up to 4.00 or is that to high or to low?
 
Traditionally, dues have inceased 3-5% per year. Sometimes more, sometimes they have even gone down. OKW rose 8% a couple of years ago, but went down twice that I can remember.

I'd expect something in the 4% range.

There is a maximum allowable increase of 15% (unless the owners vote to allow a bigger increase). No resort has ever approached 15%.
 

I am slightly math impared today so 4% on 3.83 would be 15cents yes?? Bringing it close to 4.00??

I have another question, actually.

I have two contracts. But they're not completely separate contracts. Rather, they're two contracts (.000 and .001) under the same master contract. When my maintenance fee id debited each month, will be be debited once for everything or twice (once for each contract)?

To get a new value at a 4% increase, simply multiply 3.83 times 1.04

3.83*1.04=3.9832

You have a master contract (.000) with one add-on (.001) at either the same resort or a different resort, but with the same use year.


You will only be debited once.

If your two contracts are at the same resort, then your annual dues statement will show all points combined with the individual breakdowns for the Operating Budget, Capital Reserves, and estimated Property Taxes.

If your two contracts are at different resort, your annual dues statement will show the individual breakdowns above for each resort separately.
