Dues Question

I have a friend that is looking into DVC. He was asking me why the dues are higher at Boardwalk Villas then, for example, at BLT. I have no idea, do any of you know?
 
BWV is an older and smaller then BLT. With less rooms it carries a higher dues rate for those that do own there. I would imagine as BLT ages and more capital is needed their dues will catch up. Others that are more into this will probably give a more precise answer than I can.......
 
BLT has lower dues also because it costs more points per room- that means the dues are spread over a significantly higher number of points than many of the other resorts. Also since DVC still owns a large portion of the points they pay a small percentage of the dues cost per point rather than paying thier fair share of dues- making the dues slightly lower. I think it was less than 20 cents per point this year but I would have to look at my statement.
 
The larger footprint at BWV may require more maintenance than BLT.
 

Another thing that comes to mind is the facility itself. BLT does not even really have a front desk. There is also a cost a the up keep of the boardwalk itself, example replace wood, powerwash, paint railings. BLT does not have any of this. BLT & SSR have been streamlined and DVC has learned over the years how to keep cost down. At BCV you have SAB pool to up keep. Just a few examples of some cost that hit your membership.
 
I expect the due to increase/adjust as time goes on.

It is to Disney's benefit to keep the dues low in the beginning of a new resort to attract new buyers. We were told several times by our Guide that our inexpensive dues makes BLT a great buy.

As additional maintenance is required for things like window cleaning and furniture repair and replacement, the dues will increase.

I imagine it has to do somewhat with cost of up keep. Maybe a one building hotel with less landscaping and buildings is easier to clean and landscape

Or maybe they have more people in at teh BLT than BCV

Those costs are not paid by DVC members. The boardwalk itself is an entertainment area and the cost of maintaining it is paid by Disney. If members paid for that, they would also be entitled to a portion of the revenues generated by the stores and restaurants and games. Members do not get any such revenue.

BLT pays a proportionate share of the costs to operate the Contemporary Resort complex. I suspect the % of DVC rooms for that complex is less than the % of the DVC rooms for the BW complex. And as already mentioned, the points per night are higher at the BLT than they are at the BWV.
