Dues question for the gurus.

OT question.
I own a December UY contract at SSR. What will happen on December 2053? Will I get 1/12 of my 2053 points or all the points? If dues paid in January 2053 cover mostly the points got in the previous year I should get less point the last year, right?
As Charles said, we don't know what will happen.

SSR contracts expire on Jan 31, 2054 so one possibility is that you would receive 2/12ths of your Dec 2053 points and, in addition to your 2053 dues, be charged one additional month worth of dues for Jan 1-31, 2054.

ETA: Maybe Disney will give us that last month (Jan 1-31) before our contracts expire at no charge as a gift to those who hang on until the end!
 
I like TTS and used them when I purchased my resale contract. Unfortunately, they either don't understand this issue or don't want to have to explain it to the seller. As others have said, it's usually easier to make the equivalent adjustment on your offer (price/point) than to get a broker to support your point of view in reimbursing only a portion of the current calendar year dues.
I've asked myself this question over and over in the past. I have to think they're bright enough to get it or they wouldn't have been successful otherwise. My guess it stems from 2 factors, that for the rest of the timeshare world this is actually the correct approach and that they don't want to fool with it being different. However, there are ultimately only 2 choices I can think of, either they don't get it or they purposefully pull the charade. They'll tell you it's all negotiable but when they have such a skewed and inaccurate view, it affects what/how they tell the seller to expect and thus the outcome of negotiations.

To be clear, in Jan 2013 you pay 11 months of the 2012 UY points and 1 month of the 2013, plain and simple. If anyone disputes this, tell me what DVC would charge with a Dec UY and no points until Dec but all points then, 1/12 of the years dues if done before Dec and don't let anyone tell you they do so as a sales incentive.

We don't know but what we do know is there will not be enough Villas at SSR to accommodate all of the points that are in play the last 2-3 years. Options are limit banking, borrowing, lottery for villas, allow voluntary opt out with no dues, free for all. My best guess limit banking the last 2-3 years, cont to allow borrowing and refund dues on unused points OR allow voluntary opt out the last year.
 
That is not correct. For December contract holders, the dues paid in January 2013 covered the last 11 months of the Dec 2012 UY and the first month of the Dec 2013 UY. They pay for the remaining 11/12ths of their 2013 UY in their January dues.

If you bought a Dec UY contract from Disney today with your first points being Dec 2013 points, Disney would charge you only 31 days worth of dues for 2013 to cover Dec 1-31, 2013. Are you getting an entire year's worth of points for only 31 days worth of dues? No, because you pay the rest of the dues on those 2013 points as part of your 2014 dues.

I am going to have to disagree with you. Here is my dues statement, we pay for 2013 dues starting in January, but are not allotted the points until December 1st.

Your Annual Dues are due by January 15. They are calculated based on the calendar year, not your Use Year.
The other piece of info I'll share is that IF you bought now from Disney directly and you got 2013 Dec points but no others, your dues that year would be 1/12 not a full year.

The dues you paid in January 2013 covers calendar year 2013. For the first 11 months of calendar year 2013 (Jan 1 - Nov 30) you are in your Dec 2012 UY. For the last month of calendar year 2013 (Dec 1-31) you are in your 2013 UY. You are not paying in advance in January for Dec 1, 2013 to Nov 30, 2014 (your Dec 2013 Use Year), you are paying for the calendar year and during most of that time your current UY points are your Dec 2012 points.

I have an October UY. If you and I each purchased a contract directly from Disney today that had no current UY points (in other words my first points were Oct 2013 UY and your first points were Dec 2013 UY), I would pay 3 months' worth of dues in 2013 and you would pay one month worth of dues. So why do you get a better deal than I do on the first year's dues? It's because I am paying for 3/12ths of my Oct 2013 UY points in 2013 and will pay the remaining 9/12ths in my 2014 dues. You are paying for 1/12th of your Dec 2013 UY points in 2013 and will pay the remaining 11/12ths in your 2014 dues.
