I don't recall seeing this previously, either missed it or having a few senior moments. In the Multi site POS, under the section that describes adding on, is a statement of how dues are calculated on those add ons, which is also the same as for new purchases though that's not spelled out in this section. It states specifically that the dues are calculated on the later of 3 dates. These are the date of purchase agreement, members use year or the first day the points are available UNTIL THE END OF THE CALENDAR YEAR.

As someone with an October use year I find this very interesting. Makes it sound like I could buy an add-on now, get current year points but not pay dues until October. Sounds like a great deal! Is this how things are working in practice for those who have added on?

In the scenario where you had points available from day one after you signed, you'd pay from when you signed the contract. It can still be a good deal and save you several months of dues in some cases. Here are two applicable examples. Say you bought an add on from DVC for your Oct use year and didn't have any points until Oct, 2006. You'd pay 3 months of dues for this calendar year then owe 12 months for 2007 come next Jan. For the other example, lets assume you bought points for SSR but the building you were buying into was not ready until 1 July but you were getting all 2005 points plus the 2006 points, in that case you'd pay 6 months of dues. You'd be getting essentially 9 months free dues (Oct 05 through June 06 in this example).

The scenarios you describe in your reply are how I thought it worked based on things I've read here in the past. But I find their wording a bit confusing. It states that the dues are based on the "later of 3 dates" (the date of purchase agreement, members use year or the first day the points are available UNTIL THE END OF THE CALENDAR YEAR).

Let's say I purchase an add-on on Feb 1, 2006. If I get current-year points immediately, then:

date of purchase agreement: feb 1, 2006
first day points are available: feb 1, 2006
members use year: october

October is later than February, so October is the "later" (technically the "latest") of the 3 dates. I assume what they mean by "members use year" is "the use year points that the member receives when purchasing the add-on". So if I get Oct 2005 points then dues begin on Feb 1, 2006. If I get Oct 2006 points, dues begin as of Oct 2006. That makes perfect sense, but when I first read that, it wasn't clear what they meant by "members use year".

Not to digress too much, but I find the term "use year" confusing anyway since it's always stated as just a month, not a month and a year.

It's actually not at all confusing for someone who has been in DVC for a while, but I can see how it would be confusing for a new member. Just insert the word "current" in front of use year and it becomes very clear, IMHO. When we bought our first add on at Beach Club in April 2002 you can see how this whole thing plays out very clearly. We have a June Use Year. BCV did not open until early July 2002 (officially). So, there were no June 2001 points. Therefore, our first (and current) use year began June 2002. Our date of purchase agreement was April 2002, our use year was June 2002, and the date the points became available was July 2002, so we paid our dues based on the date the points became available. On our last add on, we bought HH in October 2004. So, in that case we prorated off our purchase date/date the points became available through the end of the calendar year(same date).

Lisa, in your example the dates would be Oct, 05 and Feb. 06. The Feb, 06 would be later and you'd pay 11 months of dues.

Thanks, Dean. Yes, what was confusing me in your original post was trying to compare the date points become available (which would be a month, day and year) against "use year" which is typically referred to as just a month. The examples you posted in your first reply cleared everything up -- I realized that by "use year" they meant the month and year of the initial set of points that the owner receives as part of the add-on contract. So it all makes sense.

I knew it couldn't possibly work as I described in my initial reply to your post. Depending upon the use year and when the add-on was purchased, some owners would get a better deal than others and that would not be a supportable policy. I do plan to purchase more points so thanks for posting this. Now that I know the algorithm, I'll know what to expect my initial dues will be on that add-on contract.

We just did an add-on Mid-DEC 05, we have a FEB UY. We received the 2005 points and only paid 2 weeks off dues for 2005.
