Hoping someone out there can help this newbie understand the MF bills. We purchased direct in June 2021 (October UY with 2020 points) during our call with our guide while completing the sale we were told there would be no bill for 2020 points (they would be "free") and 2021 MF's would be prorated. He also explained that we would receive a MF bill in January 2022. Today we recieved a bill for 213 prorated days which appears to be for 2021 points for Operating/Reserves/Property Taxes which appears to be as he explained however my question is will we get another bill in Jan 2022 for 2022 fees or will that bill also come next August as well?

You'll get the 2022 bill in December of this year.
 
Sorry, I'm no help, but curious why your 2021 fees would be prorated if you have an October use year?
 
Disregard my question above - I found my answer on the DVC site:

"Your Annual Dues are due on January 15 of each year. They are calculated based on the calendar year, not your Use Year. The amount you pay in Annual Dues is determined by the Resort and size of your real estate interest.

You will receive a proposed budget every year for the following year, and your Annual Dues Statement will be mailed to you after the condominium meetings and before the end of the year. You may make your payment in either one lump sum, or in monthly installments."
 

If I'm not mistaken, dues are for calendar year not use year. Everyone gets that bill in January regardless of UY. This bill is for prorated dues left on this calendar year so June to December 31.
