In general, this is never going to happen, because it would mean that Disney is running the resorts at a loss. After all, our costs are their costs, and Disney is a hotelier in addition to being a timeshare developer.

I always mention that it’s easy to say you would pay higher prices for something. Doing it is a totally different monster.

There a bunch of things that would make DVC a much better experience, but I don’t think many of us would want to pay for it.

When it comes to timeshares which DVC is, then many tend to look at the upfront cost alone and not so much on the ongoing costs. Since VB look so cheap when you look at the point cost alone then some could think it would a good way to get your feet wet. If you like the use then you could potentially commit for a larger investment.

I wonder if buying a loaded VB contract to bank and borrow 3 years to use in one big trip at the 7 month window, then selling the contract could be worth it? (If the price is right? Dues are cheaper than renting)

Nope but I have always known this but it’s still the cheapest way to stay at Aulani at the 11 month mark so that’s why we took the five. I have always expected this to surpass SSR and CCV before 2030 and it is still on course. It will still hold its resale value for those who want to own at Aulani for priority booking but I certainly would never buy it for long term SAP. All that immersive authenticity comes at a cost and Hawaii will always have a higher operational cost than any Orlando resort. Still glad we found ours and will never part way with our subsidized points.

If Disney continues to build new DVC resorts, and they are, they either need to get the dues under control or raise the rack rates - after discounts.

With this pace nobody wants to own a DVC resort if it’s cheaper or close to cheaper booking direct. I know those of us - and that’s all most everyone here, already owns and we are on the hook.

Personally I hope this is a one off and that in future years this will be back to a more normal pace.

It’s never going to be close much less cheaper to pay rack rate. Never. It may get close at times to rent DVC points, but never rack rate.

Part of it may be that at HHI, there is no hotel component to share the cost with. The front desk at WL is used by the WL cash rooms, CCV, and BRV so they all split the cost.

Now that we're looking at the breakdown, I wonder where the costs for the shuttle between HHI's Live Oak Lodge and Beach House are accounted for. There is nothing listed under transportation. I assume it either falls under Admin or Operating Expense.

I would imagine that the shuttle is under whatever category recreation in general is accounted for, to include pools, lifeguards, etc.

It's not a bad entry into DVC if you know what you're in for. I wouldn't buy it, but everyone has their own priorities. Friend of mine bought VB because of the low buy-in and uses it for SAP. The low buy-in plus high dues evens out for him. I don't think he plans on holding the contract until expiration.

I have a minimal number of VB points. So far it's okay. I mostly use them at WDW. If I had it to do over again, I wouldn't buy there but I would buy BWV. In fact I wish I'd bought almost all my points at BWV, except for my HH points. That includes BCV.

I assume this is not possible legally but decoupling cleaning from dues would make sense to me: pay for one cleaning per stay minimum or as many as you like but remove this from the dues. Why should someone, who stays in a room for a week and gets one cleaning pay for the cleaning of people who switch resorts daily or only stay for a night.

Love that idea, but hard to implement. And definitely would have to have a minimum.

Just raise the minimum number of nights you can book. Instead of 1 night make it 3 nights.

I agree. I think rack rates will go up but I’m not so sure they will go up at a 7% rate like most of the DVC dues did. If this is the same next year and rack rates haven’t increased at a similar % I may reevaluate holding so many points.

IF housekeeping is to blame I’d much prefer DVC increased the minimum number of nights to book either 2 or 3 nights minimum.

That should minimize the number of CMs needed to clean the rooms on top they could also remove the cleaning after 4 and 7 nights.

I do think a minimum should be implemented.

Yeah as an international owner I’m in the other boat, I’d prefer a minimum stay to be more than 1 night - if and only if, it will give me cheaper dues.

Another option is to remove the cleaning mid week and after 7 nights. I know Marriott do the same. You get absolutely no cleaning during your stay. Or take Sheraton it’s the same, some friends of mine stayed 14 days and got no cleaning during their stay.

I’d say it’s more or less industry standard that you get no cleaning during your stay.

5 nights would make me sell all my DVC. Even 4 might make me sell.

I never felt I was treated any different than what I could or should expect. In other words they treated me the same as everyone else.
