What are the dues per point for each resort?

I guess I figured they were all the same.

We keep going back and forth, round and round trying to decide to buy SSR from disney @(I've read different rates) $85-$89-$95/pt.

+Ends 2054
+New Resort
-most expensive per/pt
-no resales (yet)
-higher dues

If we go with VB or HH we'd only use the home resort every few years (love WDW)

I've read that resales in general are/can be tricky. You'd have to watch out for closing costs and dues payments that need to be paid.

Someone said in a post that Disney pays closing costs if you buy from them??

Any help would be great.

Old Key West - $3.68
Hilton Head - $3.86
Beach Club Villas - $4.18
Wilderness Lodge - $4.22
Boardwalk Villas - $4.25
Vero Beach - $4.67
SSR - $3.80

Closing costs through Disney = $0, through resale about $450 or so. We have bought direct from Disney and through add-on at The Timeshare Store (see link at top of this page). Disney resale is faster but more expensive. The extra years at SSR are a big consideration for some (not for us, we're too old). Folks on this board will tell you to buy the resort you most enjoy, to take advantage of the 11 month booking window.

I wouldn't recommend buying at VB or HH, with having the primary goal of going to WDW every year...

The 11 month booking window comes in VERY handy when trying to book during busy seasons.. (Xmas, spring break, F&W Festival, etc..)

Not only that... But if for some reason DVC ever decides to divest itself of one of the offsite properties (VB or HH), you would have more restrictions into your trading to go to one of the onsite DVC resorts... This scenerio is VERY far fetched, and has been discussed on this board to great length... But there is nothing in the contracts that states that it can't happen...
 
Well, just my 2 cents.....

We bought at Vero becuase of the good deals per point they were running, and actually have yet to go there.

Been to WDW 4 years running and have never had a problem getting a reservation where we wanted in the 7 month window. I hear "buy where you want to stay", but, at least for us, it has never been a problem.
 

But if the maintenance fee differences remain between VB and the onsite resorts the initial point purchase discount advantage is offset within about 20 years. So it depends on your likely holding period which works best.
 
In our case, we are only buying DVC to stay on Disney property.

We own other timeshares that are much more affordable than DVC. My biggest concern is the possibility of DVC driving major expansion outside of the WDW property, which will put significant demand of people wanting to use their DVC points at WDW. IMHO... the significant premium that DVC commands is justified because they offer something that no other timeshare can offer... location on WDW property.

To the extent that "outside of WDW" expansion happens... and there is equal demand for "WDW DVC" members to use new expansion areas... then it is not a problem. However, I would be very surprised if this was really in balance. If DVC did major expansion... then I think that home resort advantage becomes much more important than it does today. Competition for properties at the 7 month window would become very difficult.

BTW... I was told this week by a manager at DVC sales... that he expected to see major expansion across the US over the next several years. No commitments were made... and there is no indication that the sales force really knows what is planned... but I would be disappointed to see this happen.

My opinion is this. If you intend to book any reservations at the really busy times of the year, then buy into the resort you like the most. Otherwise, I don't think it will make a huge difference to you. I intended to buy in at BCV, but I bought in at VB because the deal was just too good to pass up. I got a $10 per point discount for buying into that one, as well as an additional $5 per point discount for forfeiting my point allotment for that current year (it was already June and I had no plans to travel for the rest of the year anyway).
 
Question on dues at HH. Have the dues there always been among the lowest? I thought that the two resorts on the water would probably have higher dues because of salt/ocean related maintenance (more frequent). Boy, am I surprised about the HH dues. I'm thinking add-on.

It's just that it's a lot of money and it's the dues that'll kill ya.

I definitely plan on buying at one of the resorts @ WDW.

I'm assuming that if you have multiple "home" resorts that you decide which one(s) to draw points from?

At 11 months it has to be the resort at which you have those points. Once you get inside 7 months, it can be points from any resort you own and you can tell them which resort points to use.
