Hi all...

Does anybody know the the current annual dues per point and the end use date for each resort?

I am contemplating buying an add-on but need to do more research before I do :)

Anybody know if the Time Share Store will also be selling GCV? LOL Too many options?

Oh one more thought.. has anybody bought into Vero Beach of Hilton Head just to get points because they are cheaper with the intention to use them at WDW at the 7 mos mark?
 
I originally purchased HH and ended up going to WDW more than I went to HH and had no problems. The dues are getting so high now at VB AND HH that I might think twice about purchasing too many points there though.

As to GCV, eventually, yes, people will put their contracts on the resale market. We've seen a limited number of BLT contracts for sale via resale in the past couple of months, and BLT isn't even open yet. I would say give it a couple years before there are numerous listings to choose from.

As to buying HH or VB because they are cheaper, keep in mind that the MFs for these resorts are the highest, so over the life of the contract you are going to be paying well more than just buying at one of the WDW properties (spending more up front) with lesser MFs. Also, keep in mind that if you buy the beach properties, there is no *guarantee* that you'll be able to use your points at the 7 month mark to stay at WDW. At least if you buy at one of the WDW resorts, you will at least be guaranteed a resort stay at Disney for a vacation. Also, keep in mind that, although these beach properties are DVC properties for now, who's to say that DVC won't sell them at some future point? When DH and I were first considering DVC, we briefly thought about doing exactly what you're talking about with buying into VB. However, given that we want to 90% of the time stay on the monorail at BLT, we opted to pay more upfront and buy through Disney so that our home resort was always BLT (and our MFs, as of now, are the cheapest of all DVC resorts).

For me.. we already have BLT as home but I am looking for an addon and trying to determine the best course of action to take and focus on :)

I fugure hubby and I can each put away some cash each month and in a year or so have enough for additional 50-100 points somewhere.
 
Also, keep in mind that, although these beach properties are DVC properties for now, who's to say that DVC won't sell them at some future point?

It seems to me that you cannot just sell a DVC resort to someone else when the premise of the whole thing is being able to use multiple resorts. What happens to these owners if they sell? It is like saying they might sell one of the WDW DVC resorts. I don't think just because it is not at WDW it is any different than any of the other resorts.

the "premise of the whole thing" from a legal standpoint is that you have a leased fractional ownership interest in one particular resort.

if you confuse that with what the guides tell you, you are probably going to be hugely disappointed down the road. the option to use your ownership interest to book stays at other DVC resorts is a nice benefit - and one the guides will use to help them sell contracts - but if you actually read the contract, it is not at all guaranteed.

It is like saying they might sell one of the WDW DVC resorts.

the next thing you know, someone will try to convince you that the swan and dolphin are right on disney property but not actually owned by disney.

seriously, lots of folks were disappointed when they got the 2010 pt charts - confusing what they were promised in their contracts with what they thought they were promised by their guides.

there's not a huge risk of VB being spun off IMO, but if you don't think there's even a tiny risk over the next couple of decades...let's just say you've been warned.

The swan and dolphin are not DVC resorts and therefore not timeshares so that point does not really make sense to me. Under your premise all DVC resorts are in the same boat as far as being able to be sold, it is not just the beach resorts which the previous poster singled out

it's much less likely that the wdw resorts will be sold off than the beach resorts, but even that is not impossible. you are reading me correctly.

Your points are very well taken. Although I realize we have leased a fractional ownership in a certain resort, I always thought of it as a whole packgage being able to use all the resorts. Thanks for your knowlegable input.

Currently VB, HH, BWV, VWL and BCV all expire January 31, 2042. There are some OKW resale contracts that will also expire on that date.

SSR contracts currently expire on January 31, 2054.

AKV contracts currently expire on January 31, 2057.

BLT and GCV contracts currently expire on January 31, 2060.

In 2006 HH discovered that some expected maintenance issues needed to be accelerated. The Capital Reserve fund was inandequate to cover these costs so a loan was made (by DVD) to cover the expenses and a repayment schedule was built into the annual fees - thus the large increase between 2006/2007. Since the increase was still within allowed limits no vote of the owners or special assessment was necessary - but fees at HH should reflect a similar lowering once the load is compkletely paid back to DVD. (Stay tuned.)

September 16, 2008 -- BLT announced. Sales begin on 9/21 to existing members at $112 per point plus a $5 incentive. Sales for new members begins on October 5, 2008. To open on September 1, 2009.
September 16, 2008 -- THV announced as an addition to SSR. To open in Spring, 2009.
January 15, 2009 -- Price increase to $112 for AKV purchase. Minimum add-on at BLT increases to 100 points.

Wow. Wish I could have bought OKW at $48 per point!!! Plus I would have had a minimum of 230 points for the near same price I paid for my 100 at AKV. Oh well, perhaps 15 years from now I'll be glad I got in at nearly $100 per point when they are selling for $200 each.

Except by that point, Disney is going to be selling DVC Poly and DVC GF so we'll be paying $200/point anyway when we add on. :rotfl:
