Does GCV have a transient tax?

All of the conversations about the VDH transient tax is new to me. We have an August GCV reservation. Will we have a transient tax?

Under the applicable Anaheim Municipal Ordinance, Chapter 2.12.000 et seq., there is a 15% temporary occupancy tax on the rental cost of a room payable by the person staying in a room when at hotels and similar entities. Timeshares could be subject to that based on some determined fair rental value of the room.

However, under a special section of the ordinance applicable to timeshares, Anaheim and the timeshare operator can enter into a Transient Occupancy Tax agreement (TOT agreement), which can have a different agreed to tax rate, and can also have that tax applied to the timeshare interests as part of dues rather than charged to those with a reservation for the room (either method can be agreed to). VGC has been subject to an agreement charging a tax via dues with Anaheim since VGC came into existence, which I understand has been modified at times, and the applicable annual dues, at least recently, have been in the 50-51 cent per point range (it has risen over the years).

It appears VGH is not going to have an agreement that will have a tax covered by dues. Instead, it is going to be a tax on the reservation for the room, and it appears the agreement reached currently provides a tax rate of $2.73 a point for the points used for any stay. What is not clear from reports I have seen is whether that tax will be something charged the member as part of the reservation or only charged to actual occupant of the room at time staying there (the usual method of applying the 15% to hotel stays).

VGH owners who do not go every year, or use their points to stay at times at WDW, will not pay the tax when not going to VGH. However, any owners from other DVC resorts who reserve VGH will be subject to the tax. The tax will likely have an effect on members who rent -- if the member has to pay the tax when reserving, the rent amount may need to cover it; if the occupant pays, there could be a serious impact on rentals by members, e.g., rental amount may have to be lower than usual to account for the tax the customer has to pay, and many may be reluctant to rent from a member if they have to cover the tax at time of stay. It may also impact sales of VGH -- potential buyer sees he has to pay high annual dues, e.g., $9 a point and then also has to pay another $2.73 a point to actually stay at VGH. With VGH, Anaheim will get the income from the taxes only for reserved rooms rather than having a known annual amount coming in the form of VGC dues, e.g., have a pandemic that closes the rooms and it still collects the VGC taxes.

Appears there this may be the future.
transit taxes, parking, ect. Will be paid by gst in cash at resort.
If you are renting your points, members would not have to pay , but renters would.

From what I read, the parking lots were not added for VDH. They already are there and owned by DLh which why it was not rolled into the dues.

This is correct. There was no additional parking created in conjunction with the new tower. All available parking is already owned/controlled by DLH. I can't imagine they'd be in a great rush to cede control of their parking lots to DVC.
 
A 15% Transient Tax is absolutely absurd ! Think about this ; If you use your points to stay in a little Duo Studio it will cost you an extra $207 -$436 a week in Taxes. If you stay in a Grand Villa it will cost you between $1916- $3412 a week in Taxes. Does anyone think this is worth it ?

not this family,,,,we will continue to stay at VGC, Did not mind the small per day charge in Aulani,,but this is crazy

Unfortunately it is what Aniheim requires and those that want to stay there are forced to pay it.

I personally could never imagine that..but if it ever showed up for FL, we’d be forced to pay it.
 
Its pretty funny because I was definitely going to buy at least 100 points there. Now ill just wait for the Poly to open. If they are part of the old Poly Ill buy resale points if not Ill get points Direct.

Outrageous. I'm an Aulani owner and the Hawaii transient tax was pretty minimal -- I think I paid about 150 - 175$ total on 7 nights in a 2br Christmas and New Years week -- so the tax was on a lot of points! I've heard it has gone up, but still nowhere near these Anaheim rates!

We are in the same boat. It’s not a good value for our points. We stayed offsite (at the Element) a few months ago and it was great.

The tax for staying in a hotel or resort in Orange County, FL is 12.5% -- 6.5% is a state sales tax, and 6% a county transient tax. That applies to stays in all the Disney World resorts except All-Stars -- it is located in a different county, Osceola, which has a 7% transient tax, thus making a stay there taxed 13.5%.The difference between Florida and Anaheim is that those Florida taxes apply to cash (rental) stays and not your timeshare stay. Note, however, that if you were to rent to someone else a stay in a DVC room in Florida, you are required to report and pay over the taxes to applicable government authorities. One never knows when that "timeshare" difference from cash hotel and resort stays might disappear via legislation.

Question about the transient tax. While I know the transient tax is included in the annual dues if you are lucky enough to grab something at the 7 month window with WDW points then are you now subject to the tax? I am leaning towards no based on what I have read thus far but am hoping someone else that has stayed here on non-GCV points before that can confirm :-) Cheers!

Since the tax is included in VGC owner dues, it's not collected if someone uses non-VGC points to book.

Awesome thanks. That's what I thought but I have never stayed so wanted to double check and be prepared for my small two day stay next summer.
