If DH and I are planning to purchase a DVC resale at BWV around April 2009, what is your opinion on how much it would cost? Right now they seem to be going for roughly $80 per point on a 150-point contract. Do you think the cost will increase or decrease by then? Or stay the same?

IF DVC raises their pricing and correspondingly increases the ROFR I'd expect to see resale prices increase as they have in the past - especially for VWL, BCV, BWV and AKV. If there is no DVC price increase or if they maintain their present ROFR floor, I wouldn't expect to see an increase. If DVC were to lower their pricing or ROFR I'd expect to see resale prices follow.

There has been no DVC price increase since Spring, 2007.

I think that resale prices are lower right now due to economic conditions. The amount of available properties have increased and when the supply is greater than the demand, the price comes down. It's hard to justify a DVC membership when you can't afford to put food on your table or gas in your tank.

My guess is prices will keep declining a bit. I was shocked to see OKW resales this week for LESS than I paid 3 years ago, and I got a good deal then...

short term they will likely rebound though maybe not quite that quickly. Long term they are likely very near their peak and will slowly decline due to the RTU expiration.
