We just learned our BLT purchase closed today! This is my second contract (both are resale). The first purchase experience was very different from this one so I'm not sure what is normal or if I am missing any documents I should have.

With our first purchase we received a counter signed Purchase Contract, Earnest Deposit Confirmation and a ROFR Waiver Letter that appeared to be written by DVD. The title company also emailed us a copy of the Recorded Deed and an ALTA Owner's Policy of Title Insurance.

With this second purchase we received a counter signed Purchase Contract, Earnest Deposit Confirmation and an email from the attorney's paralegal saying ROFR was waived. No letter from DVD. We have not received a copy of the Recorded Deed and an ALTA Owner's Policy of Title Insurance and were told the next communication would be from Disney.

Should I ask for a copy of DVD's waiver communication? Should I just download my own copy of the deed once its published or should I ask the closing firm for this? What about the ALTA Owners Policy of Title Insurance?

My deed was recorded today! I also checked my contract and confirmed, I should have received a copy of the title policy so I have requested that. The only remaining piece that I don't know if its typically provided or not is DVD's ROFR Waiver letter. I've asked for both so we'll see what happens.

We have bought multiple resale contracts using multiple brokers and title companies. I don't recall ever having received a copy of the ROFR waiver from DVD - just an email from the broker telling us it happened. We have always received a copy of the deed and the title insurance policy (sometimes by email, others by snail mail) but it usually takes anywhere from a few days to a few weeks. As you noted, if you want a copy of the deed sooner you can print it off of the comptrollers website.

Enjoy your new contract!

Just to close the loop on this for anyone interested, when I asked for a copy of the title ins policy and ROFR Waiver, they said, "The original recorded deed and owners title insurance policy will be mailed out to you for your records. I am unable to provide a copy of the waiver since Disney now includes the sellers account information on the document. Disney does not provide hard copy waivers anymore."
