Disney Springs Expansion, Will OKW and SSR resale prices increase?

Disney Springs has been having huge improvements over the last year or two.

With upscale dining, more clubs, shops, etc. It is rapidly becoming a great place to hang out, especially on weekends.

I recently stayed at SSR (cause there was nothing else available) and I was shocked at how much I enjoyed the close proximity to Disney Springs, especially since you don't have to pay to go into Disney Springs. With a direct boat ride DS, it was a short and pleasant voyage.

I am beginning to wonder whether SSR will become a more desirable resort, along with OKW because of the proximity issues?
 
IMHO it depends on the members. If members start to use SSR more and select SSR as a first option in stead of last, then things might change. I do however think if prices was to increase it would take quiet some time.

I honestly have had the same thought. In fact, it is the reason I purchased at SSR recently. Hoping it works out that way.

I just bought at SSR and my broker told me that prices had gone up $7 pp in the last year due to DS expansion, so I think the answer to your question would be yes, it already has happened.
 

Disney Springs seems to be designed for adults who want to spend alot of money!!

Convenience becomes somewhat of an issue, so being able to walk there from Congress Park or take a boat there is a significant issue.

No car to worry about!! In fact, the parking is kinda far from certain parts of DS.

Just briefly browsing the ROFR thread from 2015, it appears that SSR has indeed gone up in price, but so have most of the other resorts, so I don't think it's specifically due to the DS expansion.

Like BWV was ~$80 last year, now it's ~$100
VGC was ~$110-120, now its ~$135-140

This has no bearing on the future, of course, it certainly could go up in the future.
 
I'm pretty sure that the boost in price that SSR enjoyed was mostly due to DVC in general increasing in value. While I thought that the "Downtown Disney to Disney Springs" makeover would add to the value, once I really started looking at what was happening there I stopped hoping. For SSR to truly get a boost from Disney Springs, the shopping area will need to attract people as a destination. It still is just a shopping/eating area and a very expensive one at that.

I believe that it probably has priced many people out of it's offerings and as a result will not be the draw that SSR needs to pull people away from the resorts that have far more to offer.

There is another factor that is going to play a role too: the new standard category. While, due to size, SSR will always be the last resort to book, standard category may be closed earlier, expecially if DS makeover will confirm a success. This year for marathon week end, standard rooms where already sold out at 7 month (not sure if and how much opened later in the waitlist reshuffle).
The new point structure makes the standard rooms a good deal and added to the lower buy in and low MF even a better deal for those looking to save money.

Personally, I bought SSR years ago for the good price and the vicinity to Downtown Disney. Coming from Europe, my stays are longer than the average (2 weeks) so during my stay I always visit DD/DS at least twice, like most of the parks. So SSR has always been convenient for me like any resort near a theme park. I use my SSR points to visit all resorts and I don't have a favorite one yet, but if I'm "stuck" with SSR I'm happy anyway.
 
We recently paid way more for a SSR contract than when we first tried in 2012, over 30$ per point more, so the resale prices have indeed gone up. We feel that the combination of the expansion of DS and the new point structure in 2017 it will become more desirable. It won't ever be as sought after because you can't walk to a park but think that DS is "almost" a 5th gate, one that is free to get into.
 
Certainly all of the above will work in favor of SSR and to a lesser degree to OKW. It seems that the "Standard view " rooms at SSR come close to OKW.

The discount room seekers certainly will begin to find SSR more desirable simply on that basis.

It might make a little difference but I doubt it'll be enough to be noticeable. The same can be said for the reallocation. Likely the best single issue to judge that on will be what happens with RCI deposits. If it continues to be almost all SSR then there's the answer IMO.
 
Now that I think about it, there are a lot of other hotel and timeshare options in close proximity to Dis Springs. Some of them are real cheap to stay in.

So maybe SSR won't go up that much.

Disney Slrings, IMO, just isn't so good as to drive up nearby hotel (okay, timeshare. Same principle) prices.

Now, if the old Pleasure Island with the AC and CW were around....

Disney Springs, IMO, isn't worth the headache of a 45 minute bus trip from most of the other Disney Resorts. When EPCOT suffered attendance issues during its initial opening, Disney elected to expand the monorail to EPCOT so guests were more likely to visit. If Disney Springs fails to pull in the crowds after Disney has spent millions on its new developments, I think expanding the monorail would be the key factor to draw guests in to visit. The photo below shows the monorail passing directly through Saratoga Springs and Market Place. The white boat was the old Fulton's Crabhouse.

As would the MFs, unfortunately. I'm not sure I'd like that.
 
I was at DisSprings last weekend.. it was packed on Friday and Sat evening. Could barely walk, it was so crowded.

An Adult focused playground where you pay for each "activity".. bowling, tv, concerts, nightclubs, etc... and boat access to OKW and SSR...

The nearby cheap timeshares make the SSR and OKW less attractive, but still, I can't help but think that SSR and OKW will be the place to stay once the kids grow up!!
 
I don't see Disney ever expanding the monorail into DS. No need. The place is always packed. Heck on the Friday or Saturday night, I try to avoid it because it's so crowed that you can barely move. So, why invest millions of dollars into something that doesn't bring you a return on investment?

I don't either but you never know. If it were a possibility I doubt they would have invested in the parking decks and infrastructure recently. I could see them going back to the similar project for Western Way at some point just to deflect some of the volume.
 
Just got back from a week long trip and I wasn't overly impressed with the expansion. Was no better or worse than any of the other outdoor concept malls I have experienced in this country. I was actually quite disappointed in the lack of quick/convenient food and drink options available while walking around the site. Seems like everything is geared towards getting you to drop money on a full sit down experience.

Was also too crowded for my liking on a weeknight (I was part of the problem by being there as well). World of Disney was a mad house, as was the Lego store. My wife said after we left, let's skip this next visit and I wholeheartedly agreed.

I can't see this adding any value to a time share.
