Disney-owned DVC points

Question: Does Disney get to pick and choose the DVC villas it gets to hold for cash reservations early on, like at 11 months? As an extreme example, could Disney hold back every Riviera tower room such that no one could reserve at 11 months using points? I am assuming they hold back the most popular, sellable rooms to the extent they can.

Yes, AFAIK. However, to the best of my knowledge, they do not select / have not been selecting the villas most popular with DVC Members.

FWIW, I don't think all of the tower studios at Riviera have been declared into the condominium yet. Some of those are still owned by DVD (the developer) and are not available to be booked with points.

Interesting- thank you! I was just on a message board where ppl were assuming there were 24 tower studios up for grabs at 11 months, which in fact wasn’t the case (theoretically).

For points owned by DVD, they have to follow the same rules to take rooms at 11 months that the rest of us do.

So, they can’t take any specific room prior to the window and compete with us all.

But, rooms not declared into the condo during active sales…like currently st RIV and VDH…DVD can do what they want with them.

Once all rooms are declared, then they are just like a regular owner. I do not know how it works whenthey pull rooms because an owner trades out.

They can also anticipate breakage rooms ahead of the 60 day window but even in those cases, they can’t ignore the 11 month rule.

As mentioned, for the tower studios, all have not yet been declared.
