I honestly do not see anything 'there' - it's the patch of land centered in the middle with a couple trees that haven't been cleared: (i.e., it's not even directly 'on' the waterfront)
It's 8 miles south of main DC [which, i'd rather stay near the national mall and smithsonian area]
and DC does not ring Disney to me at all...
I think, big mistake.

This google link really doesn't give you an idea of what the area looks like. Mostly you see the contruction so the picture is very dated. Check out the National Harbor web site for far better pictures. I can assure you that with resort/devlopment is a big deal and very much a resort that is in demand.
