Disney exercising ROFR, aggressive for how long?

we have a friend who just lost a 250pt AKV to ROFR. We are also planning to buy an AKV contract but not until the end of the year. Once his didn't pass we started looking at the ROFR thread and ROFR reports on the resale websites. It's obvious Disney is aggressively exercising their ROFR, specifically for AKV. Does anyone have a guess as to how long this typically lasts when they get on a buying spree? Trying to decide if he needs to just up his price by almost $20 over what he paid for a smaller contract just a few months ago or if waiting a bit longer may be effective?
 
ROFR ebbs and flows, without any discernible pattern. We've heard reports of contracts with high prices being taken, while lower prices in the same month passed. It all depends upon what Disney has a need for on their wait list. According to one of the major resale sites, Disney takes 5-10 percent of contracts in the course of a year. So, statistically, it's overwhelmingly likely that any purchase will go through.
 
Increasing prices in attempts to pass is just as likely to mean one is over paying. While Disney has been ROFRing quite a bit of AKV and SSR they haven't taken everything and usually these are temporary actions. For your friend I'd just recommend to try again at a negotiated price they are happy with. Eventually the monkey's dart won't fall on them.
 
Thanks. Hoping costs go back down when they back off buying so many AKV properties and hopefully that is soon. Luckily neither of us are on a time crunch to get one asap.
 

To Disney/DVD it's all about the numbers. If they can make a buck selling older resorts and if they have buyers, they will exercise ROFR. They also need to keep their employees busy.

Disney doesn’t buy to collect inventory. They buy when they have someone on the line to sell to. Price is probably the third or fourth consideration for them.

On March 27th, my guide called to let me know my 25 point VGF waitlist became available. I instead asked if there was was a waitlist for a March SSR instead, to which she responded that there were 1800 points available immediately. Within three weeks of this, Disney exercised ROFR on three March SSR contracts on the ROFR thread alone.

On March 27th, my guide called to let me know my 25 point VGF waitlist became available. I instead asked if there was was a waitlist for a March SSR instead, to which she responded that there were 1800 points available immediately. Within three weeks of this, Disney exercised ROFR on three March SSR contracts on the ROFR thread alone.

There was a time several years ago that DVC reacquired enough BWV points that they actually ran a special on them. I believe they had been ROFRing a lot prior to the "sale".

We’d have to see how many points Disney acquired through foreclosure and bankruptcies, and how many they sold during that same period. Nobody but Disney knows their true method, but it’s been clear over the years that price isn’t the main factor.

Maybe I should call and see if there is a waitlist for my UY. I can absolutely drive myself crazy waiting for ROFR and it has only been 5 days. o_O

You can do a search on the OCC site for your home resort of interest http://www.occompt.com/services/records-search/, just enter "Disney" as the grantee, "Saratoga" in the legal remarks, and "deed" in the document type. Caveat: with SSR, there is A LOT of volume to sift through so you'll want to limit the search range by date.

As I noted above, there were 1800 March UY points with zero people in the queue for them and the mouse still grabbed three contracts within a couple weeks of that, and that's just based on self-reporting here in the DISboards.

So true. I was just disappointed to see on one of the resale sites that DVC had taken a contract at the same price I have offered (which I thought was high enough to be "safe").

Oh well, I will just keep waiting.
