My agent was the same as yours. (Pat Spell). I don't understand the reasoning, all that I know is that she said it was a done deal. Maybe because you had a large contract it was different.

That could be. I trust Pat, she was very upfront with me. She was the one that told me to make another offer if I really wanted the contract. Maybe the seller just wanted to get it over with.
