Discounts for Direct DVC Purchase

We are in the process of researching as we evaluate the benefits of DVC. I've heard there are discounts available to apply toward a direct purchase and would be interested in what those might be.
Here's what I heard so far:
  • variable developer discounts (reduction on price per point for certain resorts)
  • $1000 discount for being an annual passholder
  • $500 discount for being a D23 Gold member
Are there others?

I'd be interested in anyone's experiences with getting the best price on direct purchases.

Referral bonus AKA Dream it Forward for 500 dollars.
Magical Beginnings if you're willing to sell your first UY of points for 20 dollars per point if it's being offered at the time of purchase.
People with cast members in their family also qualify for an additional 500 off. The last I asked it was 500 but it may have changed.

It’s also good to point out the Referral and D23 discounts don’t stack. I think it’s the same for military and cast members, but can’t personally confirm that.
 

At various times of the year they offer $500-1000 off for being a Disney Visa cardholder (yes, the free one counts) as well. There are also sometimes discounts for buying on a Disney cruise, but not always.

The best discount is what is called "Magical Beginnings". When you buy, you get current use year points along with paying prorated dues on them. But if you sell those back to Disney, they pay $20 a point for them. This stacks with most other promotions, if not all. So provided you don't really need those current year points you can save a boat load of cash by selling them back to Disney. This promotion is pretty much always offered, but not for all resorts.
