Direct Price Increases At Multiple Resorts

I understand how hard it has become for young families to enjoy Disney like they used to. You cant change it, so either accept it or stop going. I think there is nothing wrong with letting Disney know how displeased you are.

I am now retired and I like to go to Disney at the beginning of December every year. I am so glad that i pre-paid (partially) for my Disney vacations through the purchase of DVC a long time ago.
Early December is a tough time to get the room type you want unless it is your Home resort. As the family has grown so has our points appetites. So i needed to add on to my old favorite resort (BWV) and make bigger points purchases at new favorite resorts.
Since i don't want to compromise on my annual vacation i am willing to open my wallet more and pamper myself and all my grandchildren,
I admit to buying Direct for recent VGF contracts due to the great sale, but all my other dealings are resale where i can get the most for my money.
 
I agree that Disney should be allowed to raise prices as they need/want. My company certainly has recently. But my point was that patrons would be a lot less likely to accuse Disney of "price gouging", like the previous PP did, if the current sentiment towards Disney was more positive.

Sure it might, but the fact that some feel Disney should have a different strategy as if if personal toward them, is hard for me to understand. When, and if DVD starts to see a backlash to their bottom line, they will be forced to change tactics.

I think that is why we saw better incentives this time around for RIV and VGF..they had to adjust based on sales...and this move for sold out resorts may be the other piece of the puzzle to keep new buyers into considering those resorts...
 
Wow, I hadn't paid close attention to direct costs in about six months. I guess I know what my personal threshold is because I saw prices and thought "nope." Unless there's a recession sale in the next few years I think we'll be satisfied where we are.
 

Wow I didn’t realize the direct prices were up again! This time last year I almost purchased SSR direct at 165. Only way I’d buy direct now is if I wanted RR, and I think that’s what they are trying to do here. Resale for the older properties.

It's normally been 70% of direct cost was resale is that matching up? Haven't looked at resale lately. Possibly why they did these increases so they can ROFR more to sell.
 
My $120 PP contract at BRV just cleared ROFR today, with current direct pricing sitting at the new $205 PP pricing. 58.5%.

BRV was $190 so was 63% still in that threshold. That might be the exception resort though because of CCV who knows.

True, I was just pointing out they passed on the contract four days AFTER the price bump (I verified that DVC did send the broker the notice this afternoon, 3:00 EDT.

It does seem like AKV resale is creeping up though.

That's why I wanted to get this add-on contract through ROFR. By the time I found another one it might have been too late.
nice I got a very small 25 point one closed back in April, for this same reason!

At some point the buyer pool will shrink. I have a feeling we will see less ROFR in the next 6 months and things might stay where they are.

Right that will be the interesting thing to watch. Because if the rule of 70% stays in effect for this resort after the price increase that would bring it to the low $140s for ROFR or selling price. With 18 years left will Disney buy it back if priced under that for sales? Or eventually will let let most sales go with whatever the market prices at like active selling properties? Very interesting to see.

There isn’t an official rule though so I am not sure how what has been a typical spread will play out as we get closer to 2042.

Since all contracts cease to exist in 2042, and the building is now theirs, at some point, it makes no sense to pay money for something you are getting for free.

They don’t ever have to sell points direct so it could just be that they stop them all together with 10 years to go and let the market be what it will be.

Looks like they are offering some sort of add on incentive for OKW, SSR and PVB. Wondering if anyone knows how much the incentive is?
 
There's an add on incentive for PVB? Between them not ROFRing the resort and add on incentive, I can't figure out what they're doing with the new tower coming down the pipe.
