Direct or resale GF

Need help on final decision... we got a contract on a GF with 2014 2015 2016 points full price thru disney they will split the points on the contracts. Or buy resale with only partial points for 2016 save $$ and chance of ROFR.

I'm trying to see if paying the extra is worth it by having a few more vacations. With the extra points? Also a much faster process.
 
Personally I bought direct, and am happy with it. However, future add-ons for me will probably be resale. When I was new, I wanted everything to go perfectly. I wanted Disney backing up the transaction. I wanted the pixie dust. Now that I understand the system, and my BS meter is better, I will go resale from now on.

I also got the 2014/2015/2016 points, and that was a huge benefit. As I am doing my first stays, I have the flexibility to stay multiple times a year and get exactly what I want.

The resale prices are lower, but the spread is not nearly as great as for the older resorts.
 
How many points are you getting direct and how many points are in the resale contract?

To compare, just figure out how many more points you are getting for buying direct than are included in the resale contract. Value each of the extra points at $11 each and add that amount to the price of the resale contract. ($11 is the pp that you can get by using one of the brokers to rent out those points). Now you can compare the two choices.

If direct is still more expensive, then just ask yourself if getting points right now is worth that amount to you (versus the risk of ROFR and the wait to actually have points to use. (This assumes the resale and direct contracts are for about the same number of points each year).

OP has previously said they got on the wait list. Basically it comes down to be willing to wait out the wait list or jumping on a resale contract if you find one you like. You can pursue both until one comes through.

I think it depends on what you're saving. I doubt the cost difference for that resort will make up for the lost points, delays, risk and aggravation of resale. For most resorts it is the clear choice for all but the smallest of points. For VGF I can't imagine it being worthwhile to go resale for all but the largest of contracts OR the perfect fixed week.

OP for GF I'd be tempted to go direct because the price difference isn't that huge for that resort.

After looking at the prices of GF resale I wouldn't even bother trying for one.
It isn't worth my time to stalk the resale market looking for a contract with the right points in the right UY for me.
 
How were you able to get a direct VGF contract? I have been begging the DVC people and they aren't budging nor are they taking wait lists....did you get on a wait list a long time ago? (or who is your agent at DVC....maybe they can help me too!)
 
As was stated by others, I believe the OP was on a waitlist already and was offered the points...

Anyone who was on the list before mid-May will still be offered the chance to buy when points come available. OP was one of those people.
 
With as much of a waitlist as Disney has and the number of people clamoring to get on it I doubt all but the highest priced contracts will pass ROFR. I suspect if you turn this down you will be waiting quite a while for a resale that will pass. With the slight price difference in resale and retail at the moment I suspect you will not save enough to make it worth the effort.
 
With out seeing or knowing the number I would agree with the post above. If their not even taking waitlists now then demand is larger then the supply. Which in turn will drive up the resale numbers. At that point you have to ask yourself if it's worth it, buying resale that is.
 
for Gf I would go direct. The resale price won't much saving. In this case you are better off paying full price snd get full benefits imo

I don't know if DVC is all that concerned about filling waitlists. They'd make next to nothing in buying back at the resale prices and reselling to a waitlist. I think they'd rather hope that people will just decide to buy PVB and what they get back from foreclosure or people not completing contracts will be fine with them for the most part to fill the waitlists.
 
I have done both with VGF. The big advantage with buying direct is time. One day after signing with Mickey, I had my DVC number and had booked my first DVC vacation. Another advantage (depending on your view) is that I could use my rewards credit card to make the payment. Of course I paid $165/point. After our first DVC vacation, we decided we needed more points. I stalked the DVC resale sites and jumped on the perfect VGF contract: right number of points, fully loaded, offered at $145/point. I offered the full asking price. From that point to when I had access to the points about 60 days elasped.

The moral of this story: You can save time or you can save money. You cannot save both.

I doubt they'll get too aggressive. There really isn't much money for them to make if they push the price up too much on ROFR. They'd make more by not having VGF for sale and pushing the Poly.
