Anyone else tired of dealing with lying, cheatin, no-good dead beats? I am SICK to death of having to chase down people to get what is owed to me. I GET it. The economy sucks, money is tight...but frankly TOO BAD. You owe someone money, you pay it. That's how I was raised and it's how I roll. I don't have collection agents calling me. I pay my bills on time. I have a customer right now who owes me quite a bit of money and I am getting the run around. I KNOW I'm going to get stiffed., I'm just suck of it!!:mad:

In a nutshell, I am owed money for rent. Dead Beat has a history of non-payment at other rental places, which I discovered AFTER they moved in. They weren't here a whole month and bounced THREE checks. I am waiting for the cash to make good on the third check but they definitely getting tossed out.

Sadly I am finding this more and more. I have a cousin who hasn't paid his mortgage in over a year. Bank won't kick them out cause the bank can't do anything with the house!

If you are owed money for rent, it's called eviction procedure. I own rental property (I do hire a management company though, too much headache to do it on my own). My contract says after 5 days if you are late, I charge a $75.00 late fee, after 7 days late. I start eviction procedures and out you go.
 
It's not a rental property per se. I operate a boarding farm for horses. We have a contract, but all it allows us to do is to take possession of the horse and sell it to cover money owed...after two months of non-payment. Problem is that this girl does not own the horse. She actually leases it from a third party. Anyway, my point is that I HATE having to chase these loser dead-beats down.
 
Maybe the owner has the same issues with her. Can you hunt them down?Wouldn't the owner be responsible for the rent if she isnt paying?

My condo has 7 units and only 3 of those are current with the association fees. Drives me nuts. One guy hasn't paid since last May.
 

Can I add a Dead Beat of another source???
My ex owes just over $41,000.00 in back child support for the last 16 years...that counts as a Dead Beat, right??

I live in a condo and with our units, about 1/2 the units are owned, half are rented. It's amazing how much money some of those deadbeats owe for back condo dues. Then they lay an assessment on us that is relatively close to the amount all the deadbeats combined owed.

My response was to go get the money from the deadbeats, problem solved. Unfortunately, that's not so easy and their tied up with the court with lawsuits for each of these losers. So we had to pay to basically make up for what they owed so the condo association could make the necessary repairs over the summer.

I have no sympathy for them. Some of them haven't paid condo dues in over 5 years and that is just irresponsible behavior. If you can't afford the condo dues month after month (they are $190/month) either renting or owning, you shouldn't live here. Go find somewhere else that fits within your means. :mad:

Oh wait, but that's why the housing market is in shambles.
 
Ugh! I feel your pain. I don't know what it is about horse people, but some of the worst types (deadbeat wise) gravitate in that direction. That's how my dad got his National Show Horse. Her owners defaulted on their stall fees for months and the barn owner repossed their horses. Then my dad bought the horse off of the owner for very cheap.
 
We've got a rental, and knock on wood, have had no problems so far. However, I remember one person saying on this board when someone else was complaining about tenants not paying, "Oh come on, maybe they're going through a hard time - give them a break." Well, guess what, I still have to pay the mortgage whether you give me your rent check or not. Why should my family suffer financially because you won't pay your bills??? That comment just totally ticked me off!!

Drives me nuts when people won't pay their bills. I used to work with a girl who would complain constantly about late charges and her phone getting turned off, but yet, she'd be sporting a $200 purse or talking about the concerts she had gone to, ate out for lunch EVERYDAY - never once saw her brown bag it. One day when she was complaining, I said, "You know the bills are due each month, why not just pay them immediately when you get your check so you know you won't run out of money." "Well, if I use all my check for bills, how am I supposed to have money to go out and do anything fun???" :sad2:

I hear ya mine owes me over 36,000.00 right now sad part is that he has been paying a little each week but nothing real and he will be paying me well after the kids are 18 - that's what a lot of them don't get is that it will catch up and then they have to pay while the kids are adults :sad2:
 
As a Firefighter/Medic, i deal with deadbeats everday.
Folks that CLAIM to be poor and down on their luck..Yet, they manage to spend money on...cigaretts,Big screen t.v.'s,computers..(with inet of course) and just about every other unecessary item one could imagine.
And then we transport them to the ER for some ridiculous "problem" so they can soak that from the tax payers as well.
LOL, poor in America...Make me laugh. They have it pretty well imho.
Yet, thankfully the working folks, rich people and not so rich that make this country work and prosper also call for help. They are the ones that makes my job worthwhile.
Oddly enough, they are the only ones who seem appreciative. The welfare folks seem to think we are there to "serve" them, not help them. They never say "thanks" or most of the time wont even walk to the squad, they expect us to carry them..LOL, that never happens unless it necessary.
We have different experiences with deadbeats. The ones i encounter are on the Govt. gravy train.
And all of them are of working age and VERY VERY able bodied.
 
We got rid of our deadbeats, um, our former tenants in 1 of the rent houses we inherited form dh dad. They moved in July to Florida for a better life etc. I did a thread on them.

Now the girl couldnt find a job, her sons job fell through etc. and they were moving back to NJ. Her husband did have a job in Kissimmee, but I dont know if he is staying there or coming back, she didnt elaborate,They wanted to know if we knew of any houses for rent etc. I dont know if it was a hint to get them back,but our property is in contract, which may or may not go through, the builder/ourchasers have an extension to July I think. I am sure she will drive by and see the place etc. We are actually thinking of moving one of the ds in there if he wants etc. if the sale does not materialize.

I manage our families rental properties for a living.

If rent is one day late I start the process(written notice), if they pay the next few days or so I rip up the paper work... If they dont pay, I follow through without giving them any extra time on my dime.

I average about 1-2 actual evictions per year, out of 25 units.
 
I left my dead beat a rather "forceful" phone message today informing her that her writing bad checks to me was illegal (the one she gave me on Tuesday for a couple hundred bucks was not able to be cashed 5 minutes later at HER bank due to insufficient funds. I called her immediately and she swore she'd be at my place THAT afternoon with cash...of course that didn't happen, nor did she come out the next day...claimed car trouble but SWORE she'd be here Friday before 3pm. It's Friday night and 9pm and no dice). My message made it known that I would be informing the sheriff's office about her bad check writing. Some might feel guilty about seeing a pregnant woman hauled off in cuffs...not me.

It sounds like you might benefit from a pre-rental credit check and a tighter rental agreement. Sure, these things cost money, but probably less than you're owed at this point.
