Dean, I'd appreciate a clarification on this, please. (I'm not arguing, I've just never understood the details of this). If we're talking about ressies for Dec 2004, won't all four of the completed buildings (less cash rental units) be marked as available? Or are units only available for point stay when they are sold? Which could mean that all four blds are complete, but if only 3 are sold out, one bldg is empty - or cash only? This is a bit off topic, so PM if it's not of public interest. Thanks.

True enough. Nevertheless there seems to be some advantage getting into a resort that is currently being sold.

We bought BCV in June 2002 and wished to stay during early Dec, the traditionally most difficult time to get. We booked OKW but waitlisted at BCV, saying we would take openings on a day-by-day basis, i.e. not waiting until our entire stay was available. Within 3-4 weeks we had our five days booked at BCV.

Dean's remark basically means that only the percentage of the resort that is sold can reserved using points. So if 25% is sold, only 25% can be reserved using points. This percentage increases as time goes on.

When points are being sold and declared into inventory on a continuing basis, at least some of that additional inventory becomes available to people on the waitlist. By all means call day-by-day, but if for some reason you end up on a waitlist, you'll be very likely to get your room anyway.
 

This is all very interesting. My home resort is SSR. When I called MS last week I told them that I was interested in the second week of Dec. I asked about making daily reservations. I was told that it was not necessary to make daily ress. that I should wait until 1/12 to call and I should be fine. Lets see what happens tomorrow.

Think about OKW or HH and when it was being built. They could declare only one building at a time and keep the rest and sell them through CRO for money in DVD's pocket. As erikthewise is pointing out, that still does give a few extra units for a while so there is some additional availability. I hadn't wanted to complicate the orignal point initially as it appeared some were thinking the entire resort was availalbe at one time. This is what's happening at SSR except a "unit" there is a collection of rooms, my guess is it's between 8 and 12 physically grouped together. It's possible, even likely, that some or many of those rooms will be available for cash before they're available for points.

Thanks - that made sense. I'm still getting out of the "hotel" mentality where if the room isn't occupied (or in rehab), then it's got to be available.

Is there any precedent to indicate that DVD may rent rooms to DVC for member stays before they are released into inventory?

If the construction plan holds true, it sounds like all 12 buildings will be open in about 18-20 months. But my understanding is that they expect to be selling SSR for 4-5 years.

I know that there is some demand for DVC rooms on a cash basis. But I can't believe they would be able to fill the hundreds of rooms that may not yet be released. At the same time, I'm sure many DVC members would love to give SSR a try.

How did DVD/DVC handle the situation when large blocks of OKW or BWV were still unsold?

I do not believe they will rent those rooms for member discounts other than those declared into inventoyr but not yet sold. Otherwise it's CRO where a DVC member can rent as well as the next person. I think it was VWL that opened early only to cash reservations. They had decalred a start date and when it was done early, they just kept the official start date of the timeshare and rented it out for a month or so.
 
This would have never crossed my mind as being cheating or a loophole of some kind. What is the difference between my wanting to stay 5 days and calling on day 1 for day 1 and someone else just 1 day and calling on day 1? Why should they have any extra right to that room than me?

Do you think CRO would have a harder time renting SSR rooms to the general public as opposed to VWL or BCV? It doesn't have the prime locations of those resorts. SSR also doesn't have the "following" that WL and BC had to draw people into the villas. DVC should swing a deal for deeply discounted rates to non-members to get them to try it out, maybe they will buy in.

Now I have never (yet) been told to book OKW day-by-day - but something tells me that maybe changing....

We booked day by day for an OKW 2BR for Thanksgiving 2004. MS told me they seemed to be going fast for that week.

My feleing is you gotta do what you gotta do when demand is high. I guess I don't understand the original posters' concern. You can book day by day at any hotel, I would assume-if you had to.
