We are looking at using David's next year because they have great rates, but they don't allow cancellations. Does anyone have a recommendation on what to do for trip insurance with this, or should we avoid reserving through them? Thanks!

If you do get trip insurance, make sure you read the policy carefully, there are some things that are not covered.

We purchased through squaremouth a John Hancock (Seven Corners) policy last year. It was a Cancel for Any Reason Policy. It took FOREVER (well, it felt like it) to get a refund, but we had ZERO issues with it being a points rental. Squaremouth offers a mediator who will make things happen if things don't go so smoothly. We actually got refunded for our military tickets that I was not expecting.

Was it expensive?

Also purchased John Hancock, from what I read they would pay up if we canceled. Luckily we didn’t have to find out.

Many "cancel for any reason" policies now have a specific force majeure clause that includes pandemics being exempted. i.e., if the resort closes due to a future pandemic, you get nothing.

This was back when the only resorts open were DVC resorts, but I had an Oct 2020 reservation through them, decided I couldn't go about a month out, and they were able to re-rent my reservation and I got a full credit good for 3 years. Not sure you could get the same result now, but they do list reservation on the website for others to take over. I was happy they were accommodating.

My 4 night BWV reservation for Food & Wine from 2020 is now a 5 night OKW stay in May 2022.
