With the constant rise in hotel prices I find myself looking at Central Florida real estate more and more often. Could I get an honest review of Davenport Fla? It seems some of these listings, townhomes especially, seem a little too good to be true. Is it a not so friendly community?

I have a 4 bedroom/2 bathroom home in Davenport, FL and I can honestly say that the prices are true. Sometimes if you speak with the homeowner directly, you may get a better rate than what is posted/published. I honestly think that Davenport is a very friendly community. You are close to theme parks but not too close where you are stuck in traffic. Within 5 minutes of driving (depending on where your home is), there are restaurants, supermarkets, Wal-Mart, etc. I was just there last week doing some spring cleaning (I'm know I'm late:laughing: ) and there are many, many things that are being built.

Davenport is a large area when it comes to renting homes -it stretches from the 192 west to as far east as almost Old Lake Wilson Road and south as far as Haines City so each community will need looking at individually.A lot of the developments are mainly STR others are a nice mix of residential and STR so it depends what you are looking for.The area is up and coming with new restaurants being built all the time and it is handy for Wal Mart and Publix alike .There are new roads open now that allow you to get to the parks area without touching the 192 if you want to .Prices are good but you are a little further out from the parks but its not that big a deal to most people .
 
We stayed in Davenport on our last trip and loved the area. I wouldn't think twice about buying or renting a home in this area. We stayed at Regal Palms right off of 27 and it was easy to get to the parks and the area was nice. There was a Publix supermarket at the end of the road where we stayed and I think it is the nicest one I have been to in the Disney Area. We always felt like the neighborhood was safe and we enjoyed being away from the hustle and bustle of the 192 area but close enough that it only took 5-10 minutes to get to that area when we wanted to. We have decided to rent in Davenport again for our next trip and most likely will continue to do so as long as we are going to Disney. For us we find we can get a better home got what our budget allows.
 

We stayed in Davenport at Grand Reserve. It's not on 27 it's basically at the end of Old Lake Wilson Rd. It was an easy drive up to 192 and then on to Disney using Sherberth. Or it was also only about 3 min from Champions Gate exit 58.
Grand Reserve is a fairly new subdivision, gated ( using a code for the gate). It's made up of 4 0r 5 bedroom pool homes. It was very quiet and nice.
 
My parents live in an over 55 community right on 27 in DAvenport. It's a great location. Close to the parks and access to supermarkets, Wal-mart, etc. As goes the real estate market the prices are right. A house that my parents paid a little over $38K for in 1991 is now going for $100+, and these are mobile homes, not townhouses or singles:scared1:
 
Coming from the Boston area anything below $350k seems like a bargain. The other area that seems cheap is Deltona, but I've been up there and wasn't too crazy about it. Plus you need to get across/around orlando to get to the parks. Since I'm the OP I guess I can hijack the thread. I see new construction right off of 417 everytime i travel between the airport and WDW. Does anyone know anything about some of these places (price-wise)? And yes I realize 417 is a toll road and it doesn't bother me.

Know what you mean, it's the same here in Philly. Housing prices just keep going up--which I guess is Good for me>>>>>> I know the area you are talking about with all the new construction, but I don't know anything about it -----if that makes any sense:confused3

Our house is in Davenport. As mentioned "Davenport" itself is a large area, you will find A LOT of Disney CM's in the Davenport area that is between I-4 and 192 on Hwy 27. This area saw a lot of new developments about 3-4 years ago with great prices because it was a rather undeveloped part of town. The area has grown so much, new restaurants, shopping plazas and a lot in the works for future development. We love the area (having lived all over Central Florida in apartments before setteling into our house). I really like living in Davenport, although as I mentioned Davenport is a large area of Polk county, so it could really depend on what location/area you are looking at!
 
I live in Davenport and love it. I live closer to Champions Gate so it is only 12 miles to the parks.

It is like living in the country but you are close to the parks and shopping. I love to see the grazing cattle and orange groves.
