D23 questions from an East Coaster

Thinking about doing D23 in 2017. I have some questions in terms of time frame and expectations in planning. I'm thinking D23 is the equivalent of doing San Diego Comic Con in terms of planning because this is Disney's Nerdvana. This means planning at least a year ahead of time in terms of committing to this. Thus, the questions about it hours after the announcement of it. These are my questions in terms of planning:

1. How soon do three day passes sell out? Not going to walk into the hall expecting to buy tickets, but should I be up at Midnight PT to even get three day passes.

2. How does this affect room rates? Should I expect over $200 a night room rates such as all of San Diego during SDCC? If so, Where should I be looking at Hotels (Garden Grove, North of Disneyland) for $100-150 a night rooms?

3. Thinking about combining a trip to DL with it. Is it better to do the DL days before or after the trip? How does it affect crowds during the show? What would be a good touring thoughts for DL during the sh
ow?

I realize it's early, but from what I've heard it's close to 100 K attendance. That seems to require a SDCC level of preparation from this East coaster's view.

I waited months last time and was able to get them. This is not SDCC level of ticket buying. The ONLY reason to be online the moment they go on sale is if you are trying to get Sorcerer's Tickets. Those sell out immediately. They will probably be $3000 pp this year.

2. How does this affect room rates? Should I expect over $200 a night room rates such as all of San Diego during SDCC? If so, Where should I be looking at Hotels (Garden Grove, North of Disneyland) for $100-150 a night rooms? I don't think it affects room rates as much as SDCC does. The absolute best place to stay is the Hilton right across the walkway from the convention center. This hotel will sell out, but not immediately.

3. Thinking about combining a trip to DL with it. Is it better to do the DL days before or after the trip? How does it affect crowds during the show? What would be a good touring thoughts for DL during the show? Your call for whether to do it before or after. It depends on how you do D23 as well. Do you go for a couple hours a day to walk the show floor, or do you wait hours for panels and shopping and signings? Are you going to get there at the crack of dawn to get into the big panels? If you do it that way, D23 is very tiring (but fun!). Disneyland is tiring too, so it's probably 6 of 1, half a dozen of the other. We did Disneyland after D23 last year. As big as the convention is, most people attending Disneyland don't know about it at all. I don't think it affects crowds in a hugely significant way.

1. Unless you want Sorceres it doesn't usually sell out right away.

2. Hotel prices at Disney hotels will be more and possibly at the Hilton but there are more than enough good neighbor hotels that won't cost nearly 200 a night.

3. With it being in July it will be hard to tell. I would say before but the problem we had last year was doing our DL day after meant that our last day was the first day AP holders were allowed into the parks again. Well that caused massive (and I mean massive) crowds that caused me to have an anxiety attack. I hadn't had a social anxiety attack in years but the sheer number of people coming towards me by the dole whip stand just set me off. I normally do fine with crowds but this was just unexpected as it had not been like that all morning and then it came out of no where around 5pm like a sea of people.
