Yes, suites and villas are very different animals. At various times we have stayed in a one-bedroom villa, a two-bedroom villa and a two-bedroom suite.
The villas are time share condo style units. The one bedroom units have full kitchens and washer/dryers. The appointments (drapes, carpets, bathroom fixtures, etc.) are fine but not luxurious.
By contrast, the suites are the ultimate in high end luxury at the deluxe resorts (and also include some business-style suites at Coronado Springs). They have fridges, sinks and wetbars but no full kitchens and no laundry facilities (presumably those who can afford them can also afford to send their laundry out). The suites are much more luxuriously decorated than the villas. The suites include club level services.
Villas are generally quite a bit cheaper to book than suites. A one-bedroom villa may be priced at $600 per night rack rate. A one-bedroom suite (including club level services) would be more like $1000 per night.
As for fall discounts, the villas -- except for Grand Floridian villas and three-bedroom villas for which discounts are not being offered -- are being offered at the fall discount rate of 30% off (on the public offer) and 35% off (on the annual passholder offer). We were fortunate and got our one-bedroom Boardwalk Villa booked at the 35% off rate.
Traditionally, the suites are never offered on the discounts -- public, passholder or otherwise. The exception to this has always been the Garden Suites at the Boardwalk which are usually offered on the normal discounts.
So, I am surprised to see an offer for even 5% off the suites. That seems to indicate some weakness in suite bookings for the fall.
