DVC member since 2007...have lent or given points to family and friends on occasion but first year thinking of officially renting out points (buying new house and kids going to college so I'd rather save $ now).

I have alot of points banked up (2-3yrs on two contracts). What do I need to do to avoid scrutiny or getting in trouble if I rent out all the points at once?

Is there a threshold I need to stay under? Anything else to avoid trouble?

We've used points for personal use since purchase, so I think I'm ok to rent out...

Your contract allows you to rent out your points as long as you are not doing it commercially. If you rent your points more than, I believe it is 20 times, in a year you can be flagged for audit.

And to add, that would be 20 reservations within a 12 month period that are in the names of others, not owner,

I currently have 8 trips booked, but 5 of them are for me.

Just tried buying one of the point seller plans on the site in order to list in the forums, but the cfm page for ordering gave an internal error when selecting plan...

Also, do most sellers require electronic signing of rental contract and then PayPal payment After making reservation?

I have always used Paypal for the few times I have rented to someone other than a friend. My contract was a simple one done via email...

The last time I rented I used a broker,...never again.

We rented out over 1000 points at one time with a broker. I told them I wanted fewer reservations to deal with - not 10 renters in studios. I got 3 reservations for 2 bedrooms. Much less work on my end! I also agree with PP. I will no longer use a broker after what happened with the pandemic.

Is that calendar year or UY?

I have a LARGE family, and part of our reason for getting a lot of points was to treat friends and family. In our 2020 UY, we have 8 reservations that aren't in our name already for family members and friends. While I don't think we'll actually get to 20, this is good to know.

It’s a rolling 12 month period. But, I would not worry about it because you are not commercial renting, My guess is that they monitor when they see if for a little bit. With family and friends, many times those are the same people over time too!

They should also understand now there is a lot of points that could be rented if the owners cannot go themselves.

Not sure they would care...but, renting out larger reservations to less people wouldn’t be a problem and keep one under the radar.

Takes a lot of points to get to 20 reservations and for it to appear to be a pattern of commercial renting.

Are you saying you tried to purchase a points reservation from a broker to resell yourself? You can't do that because the points used for the reservation aren't yours. Please clarify if I didn't understand you.

She was attempting to purchase a Disboards rental plan. Her problem has been resolved.

Not sure about the monitoring, but I also have a large family and my aunt used to book for all of us a few times per year, going over the 20 reservations several times. She was never questioned or contacted about the high number of reservations, I assume because as Sandisw said, the names were usually the same.
