Cost to sell

hi, How many points do you have? We purchased at beach club villas in april and we may be interested in trading.

There is no mechanism to "swap" contracts. It would involve selling the contracts to each other and will have closing costs and a new recording of the deeds - even if no money is exchanged in the sale.

I'm sure Doc meant that sale posts are NOT allowed on this board. As noted, this would involved going through the process of 2 complete "sales" with closing, recording, getting DVC's ROFR permission and the like. Cost would be anywhere from $1000 total to as low as maybe $100 if you were to do the deeds yourself. You could probably get the deeds done and recorded for as low as $300 total but each additional thing you needed (title insurance, escrow, etc) would add to the price.

Then there's the fact that no one will have the same exact contract. Different points totals, different current points availability, even different use year; affect the total value somewhat. These are not difficult to overcome obstacsles though. Figure $65 per point for any difference in total points per year. Adjust by $10 per point for the current points availability. Ignore use year as much as possible.

What you need to do is find someone who wants to change as much as you do. I had this worked out with someone where they wanted the change and I really didn't care. They were going to pay all the closing, etc. We would then have adjusted for the difference in points as above and it actually worked out about even. The other person changed their mind due to worries over losing their job and backed out.
