Hi everyone,

Well, after 3 years, I have purchased my fifth contract and added additional points to my tally. I regularly borrow all of my points from one year into another, annually rent all 24 one-time use points directly through DVC, and rent from fellow DVC friends, so the purchase was driven by need.

For those of you considering purchasing or just starting out, I have found it much easier to have a large number of points at one resort rather than a number of smaller contracts at several resorts. I know some members bank and borrow with smaller contracts and/or complete desired reservations at the 7-month window by pooling their points. However, for the past several years, I never found small contract manipulation easy. Availability changes quickly and point combinatorics can be brutal.

Definitions of DVC ownership success will certainly vary from member to member, but, for us, owning a larger number of points at one resort seems easier.

Congrats! We bought our first AKV contract in 2008 and did an add-on with a different UY in 2011, before the restrictions. After that, I learned that it would be easiest to stay with the same UY, so the next 3 add-ons were in the same UY as the original contract. Like you, we have kept all of our points at the same resort. Although, we love staying at the Boardwalk during certain times of the year, and I am kicking myself for not picking up 100-150 points at BWV back in 2011/2012 when they could be had for around $50/point!

But having the home resort advantage is starting to be more important IMO because so often we cannot get a reservation for more than a few nights at other resorts with the exception of the really large resorts of OKW and SSR. We love all three of home resorts and want priority at those resorts. However, the bulk of our points is with one resort, BLT, as we know we wil stay there more frequently than at the other two.

I would like to revise my initial comment to include your sentiment. Given the home resort advantage, it seems easier to own a larger number of points at the resort you truly love.

For me, a larger number of points at one resort means that I can occasionally splurge and have a washer and dryer!

Oh yes, a washer and a dryer in your villa are very nice to have on vacation! I'm hoping to book a week's stay in Aulani during this UY, so our next vacation is 10 nights in a studio or OVIR! It's worth it to us if we get the Aulani 2 bedroom that I am aiming for. We also used some points for an RCI exchange to Maui in conjunction with the Aulani stay.

One large contract is a lot harder to sell than multiple smaller contracts, especially if the multiple smaller contracts are all at the same resort and same UY. It's harder for someone to come up with cash for a large purchase than a smaller one.

Plus you cannot break up a larger contract if you need to sell some of your points. DVC can when they buy it back, but you can't.

I would certainly not purchase a 300 point contract, but, instead, 4 or 6 contracts with either 75 or 50 points, respectively.

Keep in mind however that you would need to pay closing costs for each of those contracts, and it would really add up across four or six contracts!

Right now, closing costs for an add-on of 100-points are roughly the cost of one point.

It is certainly too late for me, as my contract span 5-years. However, if I was to start over, I would have strived to achieve 300 - 400 points, all at the same resort, through the purchase of smaller contracts.
 
We own 6 contracts at 3 resorts (had 7 at 4 resorts) and, other than the initial 200 pointer, all are 55 points or less. We have no problem having smaller contracts at multiple resorts. Our 125 total at HHI mostly gets used at HHI and our 80 total at BWV ONLY gets used at BWV. Our OKW gets used at any resort at 7 months out. We do a lot of split stays too so we don't mind 2 different resorts for our trips. The big issue we have is that we have them in 2 UY. That's where point manipulation is difficult. We are always in borrow mode and sometimes have to book in each UY and link the 2 resies (but sometimes one UY has enough points for, say, 3 1/2 nights and the other for 1 1/2 when I am trying to book 5 nights total...that's where the issue lies).
